Hotel apartments for rent in Dubai are furnished apartments inside a hotel-style building, usually with services such as cleaning, reception and shared facilities. You can often rent them by the night, the month or the year, but terms, what is included and the type of contract differ by building and operator, so always ask for them in writing. This guide explains what hotel apartments are, how renting works, what to check before you commit, and what to know if you are thinking of buying one.
A hotel apartment is a self-contained apartment, with a kitchen or kitchenette and a living area, that sits within a building run along hotel lines. The owner of the unit may be an investor, and the building is operated by a hotel or hospitality company. Compared with a normal residential apartment, the difference is in the services and the operator. Compared with a hotel room, the difference is the space and the kitchen.
The label matters in practice because the building's permitted use and operator set the rules for what you can do with the unit. A unit sold as "serviced" may still be a hotel apartment under the building's rules. Ask for the exact classification.
Stock changes, and we hold few hotel apartments. On 12 October 2026 our hotel apartments for rent page showed two furnished units:
| Building | Area | Unit | Size | Listed price (AED) |
|---|---|---|---|---|
| Address Harbour Point | Dubai Creek Harbour | 2 bedroom, furnished | 1,124 sq ft | 220,000 |
| SLS Dubai Hotel and Residences | Business Bay | Furnished, loft-style | 678 sq ft | 100,000 |

The names overlap in adverts, but the arrangement behind them can differ. Use this table as a starting point and confirm the exact status of the unit you are considering.
| Type | What it usually is | Who runs it | Question to ask |
|---|---|---|---|
| Hotel apartment | Furnished apartment in a hotel-style building with services | A hotel or hospitality operator | What licence does the building hold? |
| Serviced apartment | Furnished apartment with some services | An operator or the landlord | Is it classed as a hotel apartment under the building rules? |
| Holiday home | A privately owned apartment let for short stays | The owner or a holiday home company | Does the building allow short stays, and is there a permit? |
| Standard furnished apartment | A residential rental with furniture | The landlord or a property manager | Is it a registered annual tenancy? |
| Hotel room | A single room with hotel services | The hotel | What are the nightly and monthly rates? |
Our guide to short-term rentals and holiday homes in Dubai covers the holiday home side in more detail.
Many hotel apartments take bookings by the night and some take monthly or longer stays, but each operator sets its own minimum stay and price structure. A long stay is often priced differently from a short one. Ask these questions before you pay:
There is no single price. It depends on the building, the size, the view and the operator. Use the price on our two listings as a reference only. The listed rents of AED 100,000 and AED 220,000 a year work out at roughly AED 8,333 and AED 18,333 a month, before any extras. Divide the listed price by twelve for a monthly comparison, but check first whether the listing price is yearly or monthly, and whether it includes bills.
| Cost line | Hotel apartment | Standard unfurnished apartment |
|---|---|---|
| Rent | Often higher, because furniture and services are in the price | Lower headline rent |
| Utilities and internet | May be included; confirm | You pay separately |
| Furniture | Included | You buy or rent it |
| Cleaning | May be included at set intervals | You arrange and pay |
| Deposit | Set by the operator or owner | Set in the tenancy |
| Commitment | Can be shorter | Usually 12 months |
Studios are the smallest units and are often the cheapest way into a hotel building. Check the size, because a studio can range from compact to loft-style, and check what the kitchenette includes. Ask whether the monthly rate depends on the length of stay, and whether the price changes in busy seasons. Look at the floor and the view too, because in a hotel building the same studio can be priced differently on different floors.
This is the biggest difference from a normal rental. A short stay is typically a hotel-style booking with the operator. A long-term rental by an owner or a landlord may be a tenancy registered on Ejari. They carry different rights on notice, rent increases, repairs and disputes. Our guide to Ejari and tenancy contracts in Dubai explains the registered tenancy, and our guide to short-term rentals and holiday homes covers stays that are not tenancies. If you sign a tenancy, check the rules on increases with our rent increase calculator.
Hotel apartments are often sold on convenience: furniture, cleaning, reception and facilities such as a pool or gym may come with the unit. The detail changes by building. A comparison table helps when you weigh a hotel apartment against a standard rental:
| Feature | Hotel apartment | Standard furnished apartment |
|---|---|---|
| Operator | Hotel or hospitality company | Landlord or property manager |
| Furniture | Usually included | Depends on the listing |
| Cleaning and services | Often offered; check frequency and cost | Normally not included |
| Typical contract | Operator terms for short stays; may be a tenancy for long lets | Annual tenancy registered on Ejari |
| Bills | May be bundled; confirm | Tenant pays separately |
| Flexibility | Shorter stays may be possible | Usually 12 months |
Compare the total monthly cost, not the headline rent. Work out what you would pay for utilities, cleaning and furniture in a standard rental. Then compare. For the standard route, see our complete tenant guide.
| Possible advantages | Possible drawbacks |
|---|---|
| Furnished, so you can move in with a suitcase | Higher monthly cost than an unfurnished rental in some cases |
| Services such as cleaning and reception may be available | Less privacy where staff access units |
| Shared facilities such as a pool or gym | Guest traffic in the building |
| Flexible stays may be possible | Contract terms and notice rules differ from a standard tenancy |
Hotel apartments are also sold to investors, and many are in branded buildings. We hold almost no stock to sell, so treat this section as a checklist, not a recommendation. Before buying, confirm:
You can check a property's registered status with the Dubai Land Department's Property Status Enquiry. For new hotel-style projects, see the off-plan example luxury hotel apartments on Palm Jumeirah.
| Question | Why it matters |
|---|---|
| Must the unit be let through the operator? | It decides who sets the rate and who keeps what share |
| What fee does the operator take? | It cuts the income you receive |
| Can you use the unit yourself, and for how long? | Some arrangements limit owner stays |
| What are the service charges and how have they changed? | Hotel facilities can be costly to run |
| What happens if the operator leaves? | The unit may be hard to let without a replacement operator |
| How many comparable units are for sale? | It shows how easily you could sell |

It is a furnished apartment with a kitchen or kitchenette in a building operated along hotel lines, usually with services such as cleaning and reception. The rules for the unit depend on the building's licence and operator.
Many hotel apartments offer monthly stays, but each operator sets its own minimum stay and price. Ask whether the monthly price includes utilities, cleaning and taxes, and get the terms in writing.
Not necessarily. The headline rent can look higher, but it may include furniture, bills and cleaning. Compare the total monthly cost with a standard furnished rental.
It depends on the arrangement. A short stay is usually a hotel booking with the operator, while a long let by an owner may be a registered tenancy. Ask which applies before you pay, because your rights differ.
In freehold areas, foreigners can buy property in Dubai, according to the Dubai Land Department. Check the building's own rules on use and operator terms before you buy a hotel apartment.
It can suit some investors, but returns depend on the operator, the building's rules and service charges. Ask for audited or actual statements and compare net income with a standard apartment before you decide.
