Dubai Marina and JLT are neighbours on either side of Sheikh Zayed Road, share the same two metro stations and sell the same idea of a tower flat with a view. The difference is the setting: the Marina wraps a canal, a tram, a beach walk and a mall, while JLT wraps three lakes and a business district. On Dubai Land Department sales data for 2026, JLT is the cheaper place to buy, and the Marina is the more polished and more expensive one.
| Dubai Marina | JLT (Jumeirah Lake Towers) | |
|---|---|---|
| Setting | Built around a 3 km man-made canal | Built around three artificial lakes |
| Size | A dense forest of residential towers | About 80 towers in lettered clusters |
| Transport | Sobha Realty and DMCC metro stations, plus the Dubai Tram from JBR to Al Sufouh | The same two metro stations, with a shuttle between the clusters. No tram |
| Feel | Waterfront promenade, restaurants, JBR Beach close | Working-day feel; many towers mix homes, offices and shops |
| Typical 1 bed sale price, 2026 | AED 1,550,000 | AED 1,280,414 |
| Typical price per sq ft, 2026 | AED 1,893 | AED 1,578 |
| Best for | Walkable nightlife, beach access, views of the water | Lower prices, metro, a professional crowd |
The sale figures are medians of Dubai Land Department sales registered between 2 January and 27 October 2026, shown on our Dubai Marina page (1,472 sales) and our Jumeirah Lake Towers guide (1,088 sales), as of November 2026. Half of the sales were above a "typical" figure and half below.
For buying, yes on the Dubai Land Department data. A typical studio sold for AED 1,050,000 in the Marina and AED 820,000 in JLT. A typical one bedroom sold for AED 1,550,000 in the Marina (about 823 sq ft) and AED 1,280,414 in JLT (about 830 sq ft). A typical two bedroom sold for AED 2,550,000 in the Marina (about 1,329 sq ft) and AED 2,400,828 in JLT (about 1,337 sq ft). The sizes are almost the same, so the gap is the price of the address.
Finished flats show the same pattern. Ready one bedrooms sold at a typical AED 1,530,000 in the Marina and AED 1,130,000 in JLT. Ready two bedrooms sold at a typical AED 2,500,000 in the Marina and AED 1,912,500 in JLT. Off-plan is a bigger part of JLT's market: 42% of its 2026 sales were off-plan, against 8% in the Marina.
We do not quote rents here, because the only figures we could stand behind for a fair comparison are those for the same size in the same tower. Ask the agent for recent registered contracts for the exact tower, and negotiate from those rather than from asking prices. The Marina is the premium address of the two, so expect it to cost more to rent as well.
The Marina's typical price per sq ft was AED 1,893 across 2026 sales, with an October figure of AED 1,728. JLT's was AED 1,578, with an October figure of AED 1,574. The two areas were closer in October than the full-year figures suggest, but one month is a thin base, so compare the same tower and bedroom count before drawing a conclusion.
JLT's towers are grouped into lettered clusters, and the letter changes your walk to the metro, your view and often the price. Our JLT clusters explained guide maps Cluster X, J, C, V, Y, D and L by towers and transport. In the Marina there are no clusters: you choose by tower, and our Dubai Marina towers compared guide helps with that.
Both areas use the same two Red Line stations, DMCC and Sobha Realty (formerly Jumeirah Lakes Towers and Dubai Marina stations). Which area is closer depends on the tower. The Marina has an extra: the Dubai Tram runs 11 stations from JBR to Al Sufouh, and Dubai Marina Mall is one of its stops. JLT has no tram, but a shuttle links the clusters with the metro stations. Check current routes on the RTA website.
For a daily commute, measure the walk from the tower to the station in midday heat. Clusters at opposite ends of JLT sit near different stations, so the cluster letter matters.
The Marina wins on walkable leisure. The canal promenade, Dubai Marina Mall and the restaurants at the base of the towers are all on foot, and JBR Beach is the nearest beach. Our Marina against JBR guide and the pros and cons of Dubai Marina cover it in detail.
JLT has lakeside walks, a park beside the lakes, and a cafe or supermarket at the base of most clusters. It feels more like a working district, because many towers hold offices for companies in the DMCC free zone. You trade the beach for a lower price and a shorter hop to Sheikh Zayed Road.
These vary by tower more than by area, but a few points hold.
If you plan to rent, compare quotes the same way. Rents in Dubai are quoted per year, so divide by twelve for the monthly cost: an annual rent of AED 90,000 is AED 7,500 a month (an example of the method, not a market figure). The two areas overlap, so a lake-view flat in a well kept JLT tower can cost more than a plain Marina flat on a low floor. Add chilled water, internet and any parking fee, and ask the landlord what is included before you compare.
| Typical sale price, 2026 | Dubai Marina (AED) | JLT (AED) |
|---|---|---|
| Studio | 1,050,000 | 820,000 |
| 1 bedroom | 1,550,000 | 1,280,414 |
| 2 bedrooms | 2,550,000 | 2,400,828 |
| 3 bedrooms | 4,027,500 | 3,075,000 |
Both areas are mostly apartments, so families with older children often look at villa communities instead, and many families still choose two and three bedroom flats here. If you have children, check school places and bus routes before you pick either area, and look at the commute from the tower to the school gate. Our guide to comparing two Dubai communities lists the other checks.
Professionals who commute by metro do well in both. If you work in DMCC or along Sheikh Zayed Road, check whether your office is near the DMCC station, which part of JLT is closer to.
You want to walk to restaurants, the tram and the beach, you like water views and you are happy to pay for the address. It suits professionals and couples who work from home or in Media City and the Marina corridor.
You want a metro-connected flat at a lower price and are fine with a more commercial setting. It suits first-time buyers and renters, sharers and anyone who wants a studio or one bedroom. The Jumeirah Lake Towers guide has the full picture.
Pick a size, pick a budget, then compare like for like: the same bedroom count, floor band and furnishing. Use registered contracts to test any quoted rent, and ask the agent for the tower name rather than the area. Our guide to comparing two Dubai communities shows the full method, and you can browse properties for rent to see what is on the market today.

It depends on price paid, size, whether the building is ready or off-plan, and service charge. We do not quote a yield because we have no dated official figure for either area. Compare recorded sale prices and service charges for the same type of flat before you decide.
