JLT is split into lettered clusters, and the letter you choose decides your walk to the metro, your view and often your rent. Cluster X, J, C, V, Y, D and L are the ones people search most, and they differ more than the letters suggest. This guide maps each one by towers, transport and typical asking rents so you can pick a Jumeirah Lake Towers cluster before you book a viewing.
Jumeirah Lake Towers has about 80 towers, grouped into clusters lettered from A to Z with roughly three towers in each. Wikipedia notes that each cluster has its own parking structure and a retail waterfront at the base, and that the area is built around three lakes: Lake Almas West, Lake Almas East and JLT Lake. Almas Tower, at 66 floors, stands on its own island between the two Almas lakes and is not part of a lettered cluster.
Two things make clusters very different from each other. First, not every tower is residential. Many clusters hold one or two office towers, a hotel or a mix of both. Second, the clusters sit at different distances from the two Red Line stations, DMCC and Sobha Realty. For the wider district, read our Jumeirah Lake Towers community guide. For a single cluster written up in full, see JLT Cluster Q.
JLT has two Red Line stations. DMCC (formerly Jumeirah Lakes Towers station) and Sobha Realty (formerly Dubai Marina station) sit at opposite ends of the district. The JLT Link shuttle connects the clusters to both, according to Bayut's area guide.
Property Finder's cluster guides say clusters J and C use the shuttle loop that serves DMCC, while Cluster X uses the loop to Sobha Realty. Listings in Cluster X advertise a walk to Sobha Realty, but they give different times, so measure the route from the exact tower. For Cluster Q, our own page records about 7 minutes from the Saba towers to Sobha Realty, taken from Bayut.
Treat any cluster ranking by walking time with care. The sources we checked disagree on which letters are closest, and one tower can be much nearer than its neighbour in the same cluster. Walk it, in summer, before you sign.
Cluster X is Jumeirah Bay X1, X2 and X3. Property Finder describes X1 as the only residential tower, with X2 and X3 commercial. That matters: if you search for a flat in "Cluster X", every home is in one building. It sits beside Sheikh Zayed Road and has a lakeside setting, and its shuttle loop runs to Sobha Realty Station.
Asking rents on Property Finder in August 2026 ran from about AED 62,000 to 70,000 a year for a studio, AED 80,000 to 95,000 for a one bedroom and AED 159,999 to 200,000 for a two bedroom. Sales listings for studios started from about AED 820,000. A sample of Dubizzle listings in X1 in 2026 showed one bedrooms of 880 to 972 sq ft asking AED 79,999 to 104,000 a year, and the furnished or lake-view units sat at the top of that range.
Cluster X suits tenants who want a large one bedroom close to the Marina side of the metro and are happy to live in a single, busy tower. Compare it with the Dubai Marina community across the road if you want a wider choice of buildings.
Cluster J holds Goldcrest Views 2, Mohammed Ibrahim Tower and Bonnington Tower. The first two are residential or mixed-use. Bonnington is part hotel (voco), so not every floor is a home. Property Finder links Cluster J to the DMCC shuttle loop.
Its August 2026 snapshots show studios at about AED 45,000 to 75,000, one bedrooms at AED 75,000 to 94,000 and two bedrooms at AED 87,999 to 140,000 a year. The average sale price Property Finder reported for the cluster was about AED 1.32 million. The wide ranges tell you the buildings differ in age and finish, so use a tower name, not the cluster letter, when you compare quotes.
Cluster J is the strongest of the three well-known letters (J, X and C) for residential choice, because all three towers can offer homes.
Cluster C is Fortune Tower, Goldcrest Executive and The Palladium. Fortune Tower is commercial and the other two are mixed-use, so residential choice is narrower than in J. Bayut notes that The Palladium has a Carrefour near DMCC Metro, and Property Finder says Goldcrest Executive is a short walk from DMCC station. No walking time is published, so check it.
Property Finder's August 2026 snapshots put a studio at about AED 58,000, a one bedroom at about AED 75,000 and a two bedroom at about AED 107,500 a year. The average sale price reported was about AED 1.31 million. Cluster C is a good fit for people who value a supermarket and the station close to home over a lake view.
Cluster V is JBC 2, Goldcrest Views 1 and V3 Tower. JBC 2 is commercial, so the homes are in Goldcrest Views 1 and V3 Tower. Cluster V is the one commentators most often recommend for lake views. We found no rent figures for it from a source we could date, so we do not quote any. Ask the agent for recent Ejari-registered rents in the same tower and use the Dubai Land Department rental index to test the price.
Cluster Y is JBC 3, Lakeshore Tower and Swiss Tower. Property Finder lists Lakeshore as the residential tower and the other two as commercial. Bayut describes Lake Shore Tower as a 46-floor high-rise with studios to three bedroom apartments and four bedroom penthouses, with a pool, gym, covered parking and a children's play area.
Cluster D is Indigo Tower, Lake Terrace and Lake City Tower. Indigo Tower is a 35-storey mixed-use building. Bayut lists 272 apartments, from studios to three bedrooms and penthouses, plus 68 offices, and Cushman and Wakefield notes it is convenient for DMCC station. Sources disagree on whether it completed in 2008 or 2009.
Cluster L is ME DO RE, Preatoni Tower and Icon II. Dubizzle places it north of Lake Almas West, with studios, one, two and three bedroom homes and gyms, saunas and play areas. We found no dated rent or sale figures for L, so we leave them out.

These are asking rents from portal listings, not registered contracts. They show the shape of the market, not what you will pay.
Choosing between JLT and its neighbour? Our guide to comparing two Dubai communities shows the method, and Marina against JBR gives a similar side-by-side. When you have a shortlist, browse properties for rent and tell us the tower you like. Rent contracts are registered through Ejari, which our Ejari guide explains.
Figures were taken from Property Finder cluster guides (August 2026), Bayut, Dubizzle and Wikipedia, and may change.

JLT is lettered A to Z, so 26 clusters, with about 80 towers in total and roughly three towers in each. Wikipedia's list also shows extra groups such as AA and BB, and Almas Tower stands on its own island.
There is no single answer. DMCC and Sobha Realty stations are at opposite ends of JLT, and the sources we checked disagree on which clusters are closest. Clusters J and C use the DMCC shuttle loop and X uses the Sobha Realty loop, so measure the walk from the tower you like.
Cluster X is Jumeirah Bay X1, X2 and X3, and only X1 is residential. Cluster J has Goldcrest Views 2, Mohammed Ibrahim Tower and Bonnington Tower, which is part hotel, so it offers more residential choice.
Property Finder listing snapshots in August 2026 showed about AED 62,000 to 70,000 a year for a studio and AED 80,000 to 95,000 for a one bedroom. These are asking rents and vary with floor, view and furnishing.
Cluster V is often recommended for lake views, especially Goldcrest Views 1 and V3 Tower. Views depend on the floor and side of the tower, so ask for a viewing at the time of day you will be home.
JLT suits people who want a metro-connected flat next to Dubai Marina at a lower price level. Towers vary in age, finish and service charges, so compare the specific building rather than the area.
Yes. JLT is a freehold area, so buyers of any nationality can own apartments there. Always check the title and service charge for the exact unit.
