Buying a Townhouse in Dubai: Areas, Prices and What to Check

A townhouse is the compromise most families in Dubai end up making, and it is usually the right one. You get a garden, your own front door and two or three floors, without the price or the maintenance of a standalone villa.

What a townhouse actually costs

The honest framing is per square foot rather than headline price. A townhouse typically costs less per square foot than an apartment in a comparable location, because you are further out and the land is cheaper. What you spend instead is commuting time.

The clusters worth knowing are the master communities built around them: Dubai Hills Estate, Arabian Ranches, Town Square, Damac Hills, Tilal Al Ghaf and The Valley. Each has a different price floor and a different school and retail provision, and that combination matters more than the house itself.

Townhouse against apartment

  • Space per dirham is better in a townhouse, usually markedly so.
  • Service charges are generally lower, because you are not paying for a tower lobby, lifts and a pool deck. Confirm the figure rather than assume it.
  • Liquidity is worse. An apartment in a big tower has a broad buyer pool. A townhouse in a specific community has a narrower one, and that shows when you sell.
  • You maintain more. Your own garden, your own AC units, your own roof.

Townhouse against villa

A villa gives you detachment and land. A townhouse gives you most of the internal space for meaningfully less. If you have not lived in either, the thing to test is whether shared walls bother you, because that is the actual difference day to day.

What to check before you commit

  • The end unit premium. An end or corner townhouse with a larger plot commands a real premium and holds it better. Ask what you are paying for the position.
  • Which phase of the community you are in, and what is still to be built behind you.
  • School run reality. Drive it at 7.45am on a weekday before you buy, not on a Sunday afternoon.
  • The service charge and what it covers, particularly landscaping and community pools.
