A 3 bedroom townhouse for sale in Dubai is the usual middle choice between an apartment and a villa. Our own research puts a Dubai three bedroom villa from about AED 1.8 million in outer communities, and Engel & Völkers' December 2025 average for a three bedroom Al Furjan townhouse is AED 3,870,713. This page explains the price range, the fees and what to check.
There is no single Dubai price, because the community drives the price more than the house. Two benchmarks we can verify show the range. Our guide to villa costs says three bedroom villas start at roughly AED 1.8 million in outer communities that are still building, and run from about AED 3 million to AED 4 million in established mid market ones (figures as of September 2026). Townhouses usually cost less than villas in the same place. Engel & Völkers' Al Furjan guide gives AED 3,870,713 for a three bedroom townhouse (December 2025).
| Type of community | Typical three bedroom villa price | What you pay for |
|---|---|---|
| Outer, still building | From about AED 1.8 million | New home, further from the centre |
| Established mid market | About AED 3 million to 4 million | Mature landscaping, schools, shops |
| Prime and golf facing | AED 5 million and up | Location and larger plots |
REIDIN's April 2026 overview puts the Dubai average villa price at AED 2,351 per sq ft. Divide any asking price by the built up area to compare homes fairly.
Our townhouse buying guide says a townhouse usually costs less per square foot than an apartment in a comparable location, because you are further out. You get more space per dirham and usually lower service charges, but a narrower buyer pool when you sell, more maintenance and a longer commute.
Most stock is in master communities built around the format: Dubai Hills Estate, Arabian Ranches, Town Square, DAMAC Hills, Tilal Al Ghaf and The Valley (TRPE guide). The Dubai Land Department charges 4% of the price to transfer a property. Using the rates in our Dubai Land Department fees guide (current as of August 2026), a cash resale purchase at AED 3,000,000 comes to about this, by our own arithmetic.
| Charge | On AED 3,000,000 |
|---|---|
| DLD transfer fee (4%) | AED 120,000 |
| Trustee office fee | AED 4,200 |
| Title deed (about) | AED 500 |
| Agency commission (2% plus VAT) | AED 63,000 |
| Developer NOC | AED 500 to 5,000 |
| Total | AED 188,200 to 192,700 |

It depends on the community. Our guide puts three bedroom villas from about AED 1.8 million in outer communities, and Engel & Völkers shows AED 3,870,713 for an Al Furjan townhouse in December 2025.
The main one is the 4% Dubai Land Department transfer fee. Add a trustee fee of AED 4,200, agency commission of 2% plus VAT on a resale and a developer NOC.
It gives more space per dirham and usually lower service charges. Resale is slower because the buyer pool is narrower.
