Damac Hills for sale in the apartment market means studios, one bedroom and two bedroom flats around a championship golf course, mostly at lower prices than central Dubai. dubizzle's area overview puts the average apartment price at about AED 1,038,000. This guide shows prices by sub community, what each building type offers and what to check before you buy.

What is it like to buy an apartment in Damac Hills?

DAMAC Hills is a freehold community built by DAMAC Properties in Dubailand, arranged around the Trump International Golf Club (see our DAMAC Hills community page). Most of the community is villas and townhouses. The apartments are concentrated around Golf Town and in mid rise buildings that overlook the fairways, such as Golf Greens, Golf Vista and Golf Vita. Because the whole community is freehold, foreign buyers can own outright.

Do not confuse it with DAMAC Hills 2, a separate and larger community nearby with its own golf course, and its own stock and prices. If you want houses there, see townhouses for sale in DAMAC Hills 2.

How much do apartments in Damac Hills cost?

dubizzle's DAMAC Hills overview (read 15 October 2026, undated, with a 2024 footer) lists average sale prices by sub community. The figures are old, so use them to compare buildings with each other and then check live prices.

For the city as a whole, REIDIN's April 2026 overview puts the average apartment price at AED 1,836 per sq ft, so you can divide any asking price by the unit size and see how it compares. Which buildings and projects are there?

The older ready buildings sit in Golf Town and around the clubhouse. Newer DAMAC towers are sold off plan. Our community page lists current off plan projects, including Carson Towers, Golf Promenade, Golf Gate 2, Artesia, Loreto and Golf Gate. Off plan prices change as the developer releases phases, so confirm the current price on the project page. Ask which payment plan applies, what the handover date is and whether the price includes parking.

Who buys apartments in Damac Hills?

  • First time buyers who want a freehold flat under about AED 1 million in a master community.
  • Golf and sports fans who want course views, sports courts and the community retail strip.
  • Investors who want a lower entry price than Downtown or the Marina and accept a driving community.

The trade off is transport. DAMAC Hills has no metro station. It is reached by Al Qudra Road, and most trips into central Dubai take the better part of half an hour, according to our community page. Residents can also use RTA buses, as dubizzle notes. Drive the route at your usual time before you commit.

What does it cost to buy?

The price is not the whole bill. The Dubai Land Department charges 4% of the purchase price to register the transfer, and there are other fees. Our Dubai Land Department fees guide works through a AED 1,000,000 resale cash purchase like this.

Charge on AED 1,000,000Amount
DLD transfer fee (4%)AED 40,000
Trustee office feeAED 4,200
Title deed issuance (about)AED 500
Agency commission (2% plus VAT)AED 21,000
Developer NOCAED 500 to 5,000
TotalAED 66,200 to 70,700

The guide says these were current in August 2026, so confirm them at the time of your transaction. The Dubai Land Department transfer service is the official source. If you need a loan, read getting a mortgage in Dubai as an expat.

What to check before you buy

  • Service charge. It is a real annual cost on a golf community. Ask for the last two years of invoices and check the Dubai service charge index.
  • The exact building. Prices differ by sub community, as the table shows.
  • Size. Divide the price by the built up area. See apartment sizes explained.
  • Parking and view. A course view carries a premium over a car park view.
  • Off plan delivery. Get the handover date in writing and read how to check a developer.
