About Golf Gate

Golf Gate is an off-plan development by DAMAC in Palm Jumeirah, Dubai. Entry price is AED 1,150,000.

Golf Gate is a residential tower by DAMAC Properties in the prestigious Damac Hills community, rising to 31 storeys. It offers one- and two-bedroom residences defined by modern design, premium materials and high-quality finishes, with many homes enjoying panoramic views over the golf course. Pricing runs from AED 1,150,000 to AED 1,300,000 for apartments of around 626 to 656 sq ft, positioning it as an approachable entry into a sought-after golf address.

What is it?

Golf Gate delivers one- and two-bedroom apartments across a 31-floor tower, each designed with premium materials and a focus on comfort. Open-plan layouts create spacious rooms that make effective use of natural light, an arrangement that works equally well for professionals and small families. Interiors lean modern and elegant, balancing aesthetics with everyday function, and a defining feature is the panoramic golf-course outlook from many homes. Residents share a strong amenity set that includes several swimming pools, a well-equipped gymnasium, barbecue areas, convenient resident parking and secure children's play areas.

Why this location?

Damac Hills is a picturesque, luxury community in the heart of Dubai, blending landscaped gardens, lush parks and azure lakes with a modern, resort-style lifestyle. Golf is at its heart, drawing enthusiasts and professionals to its acclaimed courses, while residents also enjoy swimming pools, fitness centres, world-class restaurants and generous green spaces. A complete spread of infrastructure covers nurseries, schools, shopping and medical facilities, all served by convenient road links. From Golf Gate, Dubai Mall is around 19 minutes away, Palm Jumeirah 17, Burj Al Arab 15 and The Walk JBR roughly 21, with Dubai International Airport about 27 minutes by car.

What will it cost?

Golf Gate is priced from AED 1,150,000 to AED 1,300,000, with apartments of around 626 to 656 sq ft, keeping it within reach for buyers wanting a foothold in Damac Hills. The developer offers a structured payment plan with no post-handover component, aligning instalments to the construction timeline. As a Dubai freehold purchase, buyers should also budget for the standard 4% Dubai Land Department transfer fee on top of the price. Our advisors can confirm the booking deposit, milestone schedule and reservation steps for your chosen one- or two-bedroom home.

Who is it for?

Golf Gate is a natural fit for first-time buyers and investors drawn to a manageable price point, golf-course views and dependable rental demand in an established community. The one-bedroom homes make efficient investments, while the two-bedroom apartments suit couples and small families who want amenities and green surroundings on their doorstep. If a well-connected, golf-side home at an accessible price appeals, Golf Gate is worth shortlisting.

About DAMAC

DAMAC

DAMAC Properties is one of the largest private developers in Dubai and one of the most recognisable, partly through branded residences carrying names from outside property: Cavalli, de GRISOGONO, Versace. It builds at volume across the full range, from mid market apartments to villa communities with artificial lagoons.

What do they build?

Apartments, townhouses and villas, and a lot of them. The two things DAMAC is best known for are the master communities out along the Al Ain road, and the branded towers in the central districts. We are currently marketing 34 completed DAMAC properties from AED 55,000.

Where do they build?

DAMAC tends to build its own districts rather than buy into other people's, which is why so many carry the name.

  • Damac Lagoons: 24 properties
  • Business Bay: 2 properties
  • Damac Hills: 2 properties
  • Damac Hills 2: 2 properties
  • Jumeirah Village Circle: 2 properties
  • Al Marjan Island: 1 property

DAMAC Hills and DAMAC Lagoons are the two large villa and townhouse communities. Business Bay and the central towers are a separate proposition entirely.

What should you check before buying?

  • Which phase, and what is still to be built. The lagoon communities are large and delivered in clusters. An early cluster means living beside construction for years.
  • Service charges on the amenity heavy schemes. Lagoons, wave pools and landscaped beaches are expensive to run and that cost recurs annually.
  • How far out you actually are. Drive the commute at rush hour before you buy. The price difference against a central district is real, and so is the journey.
  • How much similar stock releases in the same year. DAMAC builds at volume, and in its own communities your competition at resale is often the same developer.
  • What a branded residence premium is buying you. Sometimes a genuinely different specification, sometimes a name on the lobby. Worth separating.

Are they a safe developer to buy from?

DAMAC has delivered at scale in Dubai over a long period, and completion is not the concern. The things to weigh are the ones that come with volume: a lot of comparable units arriving together, service charges on amenity led schemes, and locations that are cheaper because they are further out. All three are knowable before you commit.
