About Emirates Living

Emirates Living is the Emaar master community off Sheikh Zayed Road that contains The Springs, The Meadows, The Lakes and Emirates Hills. It is one of the oldest family villa districts in new Dubai, and the trees show it.

The four communities inside it are very different in price and character, which is why people searching for Emirates Living usually mean one of them specifically.

Who does it suit?

Families who want established greenery rather than a new build, and a location that is genuinely central: Dubai Marina, JLT, Barsha and Sheikh Zayed Road are all close, and Downtown is a straightforward drive.

The reason people choose it over a newer community is maturity. The reason they leave it is age: many properties are original and need work.

What is nearby?

  • Springs Souk and Meadows Village for daily shopping, with Mall of the Emirates a short drive away.
  • Emirates Golf Club and the Montgomerie.
  • Schools inside and immediately around the community, including long established options. Confirm current places and inspection ratings directly.
  • Jumeirah Village Circle, Dubai Marina and Al Barsha as neighbours.

What should you check before committing?

  • Age and condition. Many villas are original: check air conditioning, plumbing, windows and the roof.
  • Whether the property has been extended or altered, and whether that was approved. Unapproved work blocks a sale later.
  • Which sub-community and which street, since prices and quiet vary considerably within a short distance.
  • Community charges, and what they cover in that specific community.
  • Landlord maintenance terms if renting, because on an older villa this matters more than the rent.

Is it a good investment?

Emirates Living has been through more than one Dubai market cycle and retained its appeal, which is the strongest thing that can be said about any community here. Supply is fixed, demand is family led, and the location is central. Renovated properties command a clear premium over original condition ones, which is where the value is usually added.
