Popular with professionals working in Media City and Internet City, and with families wanting an apartment rather than a villa. Rental demand here is consistent, which matters more than headline yield.

What to check before you buy here

• Service charges and the reserve fund, which matter more in an older community because the maintenance is real rather than theoretical.
• Parking allocation, which is tighter here than in newer buildings.
