Jumeirah Park

About Jumeirah Park

Jumeirah Park is a Nakheel villa community in new Dubai, between Jumeirah Lake Towers, The Meadows and Jumeirah Islands, with more than 3,000 villas on about 380 hectares of streets and parkland. It is known for detached family villas with gardens, numbered districts, a school and neighbourhood retail inside the community, and quick road access to Dubai Marina, Al Barsha and Sheikh Zayed Road. This Jumeirah Park Dubai guide covers where it is, the districts, the villa styles, things to do, transport, schools and the drawbacks.

It is a community for families who want a house and garden and are happy to drive. There are no apartment towers. Nakheel's own project page describes landscaped parks and a community pavilion among the amenities, and the community is largely built, so it is a settled neighbourhood rather than a building site.

Where Jumeirah Park is and how it is laid out

Jumeirah Park sits in the Emirates Living and Jumeirah Lake Towers part of Dubai, close to JLT, The Meadows, Discovery Gardens, Jumeirah Islands, Jumeirah Village Triangle and the wider Emirates Living area. It was launched by Nakheel in 2006 and is now largely complete.

The layout is a set of numbered districts. Each has its own mix of villa style and size, with parks, jogging and cycling tracks and children's play areas running between them. Jumeirah Park is a separate community from Jumeirah Islands: Jumeirah Islands is a villa community built around lakes, while Jumeirah Park is a grid of streets with parkland between the districts.

The districts and villa styles

Search interest is high for individual districts, especially District 7, District 9, District 3 and District 5. Use the table as a viewing guide, since noise, plot shape and what backs onto a street have to be judged on site.

DistrictWhat to knowWhat to check on a viewing
Districts 1 to 4The first numbered districts, with a mix of villa sizes from 3 to 5 bedroomsDistance to the main road and to Jumeirah Park Pavilion, and which style the street has: Regional, Legacy or Heritage
District 5Home to Dubai British School Jumeirah ParkSchool run traffic at drop-off and pick-up times
Districts 6 to 8Mix of villas and some 4-bedroom townhousesTownhouse layout against a detached villa, and build age against neighbouring streets
District 9Has a mosque opened by Nakheel in 2021Orientation of the villa and the garden

Nakheel built the community in three architectural themes, Regional, Legacy and Heritage, which differ in elevation and layout. Most villas are two storeys with bedrooms upstairs, a maid's room and a laundry room, plus a private garden and pool. Built-up areas differ by theme, so measure the actual villa and read the plan before you sign.

Things to do and places in Jumeirah Park

Parks, tracks and play areas

Landscaped parkland runs between the districts, with jogging and cycling tracks and playgrounds. Because the community is a grid of streets, many families walk or cycle between friends' houses and the parks, which is one of the reasons people pick it over a single-street suburb.

Jumeirah Park Pavilion

The Jumeirah Park Pavilion is Nakheel's first neighbourhood retail centre and opened in 2014. It is the community's everyday stop for shopping, cafes, restaurants and services.

Mosque and community

Nakheel opened a mosque in District 9 in 2021. The community is home to a settled population of families, which keeps the streets and parks active in the evenings and at weekends.

Property types and what drives the price

Almost all the stock is detached villas, from 3 to 5 bedrooms, with a few townhouses. With no towers, there is no choice of studio or one-bedroom here. Our family villa communities guide helps you compare options.

Home sizeWho it suitsWhat drives the price
3-bedroom villaSmaller families, couples who want a gardenTheme (Regional, Legacy or Heritage), plot size, upgrades and condition
4-bedroom villa or townhouseFamilies with school-age childrenWhether it backs onto a park, a road or another plot, and the district
5-bedroom villaLarge families, shared householdsLocation, extensions and the size of the plot

We do not quote rent or sale averages for Jumeirah Park here. Ask for recent Dubai Land Department transactions on the exact street before you offer. For general rules on villa pricing, see how much a villa costs in Dubai.

Is Jumeirah Park freehold?

Ownership status should be confirmed for the specific villa. Check the title deed, read our foreign buyer guide for the process, and see the DLD fees guide for the transfer costs and the Dubai Land Department site for registration.

Service charges and running costs

Service charges differ by community and by villa. Check the Dubai Land Department's service charge index and the owner's service charge statement for the specific villa, and read how to check service charges before you buy. Tenants should also budget for cooling and garden care, which our villa running costs guide explains.

Getting around

Almost every household drives. The community lies close to Sheikh Mohammed Bin Zayed Road (E311) and Sheikh Zayed Road (E11), with the northern villas reaching Sheikh Zayed Road directly.

  • Metro. There is no station inside the community. The nearest is DMCC, which links to the Dubai Tram. The station was called JLT until September 2018.
  • Bus. Bus services serve the surrounding roads. Check current routes on the RTA website.
  • Parking. Villas have room for cars at the gate, and there is no multi-storey parking to worry about.
  • Malls and the coast. Dubai Marina and Mall of the Emirates are a short drive away by road.

Test the route at the time you would actually travel, since rush-hour traffic changes the journey.

Schools, nurseries and healthcare

Dubai British School Jumeirah Park is in the community and is listed in the KHDA directory, with a British curriculum. Nurseries operate around the Pavilion and in nearby JLT. Check inspection ratings and fees on the KHDA website before you choose.

For health care, clinics and hospitals serve the neighbouring Meadows, Springs and JLT. Verify opening hours and services directly with each provider and on the DHA website.

Lifestyle and daily life

It is a quiet residential area. The Pavilion covers daily shopping, and the neighbouring Meadows has larger supermarkets. Nightlife and tall-tower amenities are elsewhere, so many residents head to Dubai Marina or Al Barsha for evenings out. Weekends revolve around the parks, the community's tracks and playgrounds, and trips to JLT and the coast.

Choosing a district and a villa

With more than 3,000 villas in one community, the district, theme and street often matter more than the headline bedroom count. Start with how you will use the home. If a school run is the priority, look at the streets nearest Dubai British School Jumeirah Park, and ask how drop-off traffic behaves. If peace and quiet come first, look for villas that back onto parkland or an internal street rather than a main road. If you work from home, check where the maid's room and any spare room sit, because layouts differ between themes.

Renters usually compare three or four villas of the same size, so the details decide: the age of the air conditioning units, whether the pool has a cover or heating, how large the garden is and whether the landlord handles garden and pool maintenance. Buyers should add the title deed, the plot plan and any extension approvals to that list. Villas in the same district can have been upgraded very differently by previous owners, so a higher asking price is not always a better home.

Because the community is largely complete, listings change hands through resales and relets, and the best homes in a district can move quickly. Registering what you want, with the district, bedrooms and budget, is a practical way to hear about a villa before it is widely advertised. Use the form on this page to tell us what you are looking for.

A viewing checklist for villas here

  • Which district and theme the villa is in, and whether it backs onto a park, a road or another plot.
  • Air conditioning, pool and garden condition, which cost most to fix after you move in.
  • Distance to the school, driven at drop-off time.
  • Noise, from main roads and school traffic.
  • Extensions and alterations, which should match the plot approvals and title documents.

Who Jumeirah Park suits

It suits people less well if they want a concierge building, short-term flexibility or an easy walk to a metro station.

Buying and renting steps

Renters sign an annual tenancy and register it through Ejari, explained in our Ejari guide. Buyers should read our villa buying guide and the Dubai Land Department pages on registration. Always inspect the villa's air conditioning, garden and pool before you pay a deposit.
