• The escrow account, and that payments go into it.
• Completed buildings by the same developer, which you can visit. How a five year old building of theirs is holding up tells you more than any brochure.
• Service charges and building management after handover.
• How many similar units are handing over nearby at the same time.

Are they a safe developer to buy from?

They have a long history and many completed buildings, which is real. Being candid, the budget high volume end of the Dubai market is also where timeline and quality complaints are most common, across developers generally, so the due diligence above matters more here than it would on a completed unit from a government linked developer.
