What types of home can you rent in Dubai Creek Harbour?

Dubai Creek Harbour is a waterfront community by Emaar, built around a creek and a promenade, about 15 minutes from Downtown Dubai by car (TRPE community page). Our Dubai Creek Harbour community page describes apartments, penthouses and waterfront villas. On the rental side, dubizzle's Creek Harbour page also lists townhouses and penthouses, so the choice is wider than one tower or one bedroom count.

  • Apartments are the bulk of the market, from one to four bedrooms, in towers and low rise buildings near the creek and the beach.
  • Townhouses give two to four bedrooms over several floors with more private space.
  • Penthouses offer larger layouts and views at a much higher rent.

How much does it cost to rent each type of home?

dubizzle's Dubai Creek Harbour rental page (read 15 October 2026, no as-of date shown) gives the averages below. They are asking rents averaged across current adverts, so treat them as a guide to the gap between home types, not as a price for any one building.

Home typeAverage yearly rent (dubizzle)
1 bedroom apartmentabout AED 102,000
2 bedroom apartmentabout AED 159,000
3 bedroom apartmentabout AED 248,000
2 bedroom townhouseabout AED 295,000
3 bedroom townhouseabout AED 367,000
4 bedroom townhouseabout AED 479,000
3 bedroom penthouseabout AED 333,000
4 bedroom penthouseabout AED 545,000

Two points stand out. A three bedroom townhouse averages about AED 119,000 more than a three bedroom apartment, so the extra space and privacy carry a clear premium. And a three bedroom penthouse sits between the two, which tells you that the height and view, not only the floor area, are being priced. For the wider market, Property Finder's Q3 2026 report puts the median advertised apartment rent at AED 145,000 a year, down 9.4% on a year earlier. That median covers all apartment sizes, which is why it sits between the one and two bedroom averages above.

Which Dubai Creek Harbour buildings are popular with tenants?

Bayut's rental guide for the community (updated 15 October 2026) gives average yearly rents for one and three bedroom apartments in four well known buildings. The figures are averages of listings, so a single flat can be above or below.

Several of these have their own TRPE pages with more detail: Address Harbour Point, Palace Residences, Creek Beach and Arlo. Address Harbour Point is managed by Address Hotels + Resorts, so ask what the building fee and any hotel style services add to the rent.

Apartment, townhouse or penthouse: which suits you?

Choose the type by how you live, not by the headline rent.

  • Singles and couples usually do best in a one bedroom apartment. It keeps the rent near AED 100,000 and puts the promenade and the creek within a short walk.
  • Families with young children often look at a three bedroom apartment first. Move to a townhouse only if the garden or the extra rooms are worth roughly AED 119,000 a year more.
  • Sharers can split a two or three bedroom apartment. Check that every bedroom has its own bathroom, because that decides whether the rent feels fair.
  • Tenants who want height and views look at penthouses. Walk the floor, check the lifts and ask about parking, since larger homes may come with more bays.

That central position is the main reason people choose it over cheaper districts further out.

What does it cost to start a tenancy?

The u.ae leasing guide lists the main official costs and rules. Dubai charges a housing fee of 5% of the yearly rent, billed with electricity and water. Some brokers charge a commission of up to 5% of the total rent. Registration of the lease is compulsory to connect utilities, and you need a passport copy, a valid residence visa and Emirates ID. Payment is usually by post dated cheques for the lease period, either in one sum or in instalments agreed with the landlord.

On a townhouse or penthouse also ask about the chiller or cooling charge, parking bays and who pays for maintenance. Our guides on DEWA and chiller charges and Ejari and tenancy contracts explain both.
