Property for rent in Mohammed Bin Rashid City (MBR City) covers three different kinds of home: tower apartments, townhouses and large villas. Property Finder's Q3 2026 data puts the median advertised apartment rent at AED 110,000 a year, while the median villa asks AED 850,000. This guide shows which type suits which tenant and how to choose between them.

What types of property are for rent in MBR City?

MBR City is a collection of districts built by different developers, so the home type depends on the district. Apartments dominate Sobha Hartland and District One. Townhouses appear in gated clusters such as MAG Eye, which sits inside the MAG City district. Villas sit in separate villa communities, and they are priced in a different league. Start with the type, then the district, then the building.

Apartments for rent in MBR City

Apartments are the largest group and the easiest place to start. Bayut's H1 2026 report, updated 14 October 2026, lists Sobha Hartland average advertised rents of AED 99,000 for a 1 bedroom, AED 154,000 for a 2 bedroom and AED 212,000 for a 3 bedroom. The overall apartment average there is AED 142,000. These are for Sobha Hartland only, and other MBR City districts differ.

Townhouses for rent in MBR City

A townhouse sits between a flat and a villa. You get your own front door, usually two or three floors, a small garden or terrace and parking at the house. Gated clusters also share a pool or play area. Compare the plot size and the built-up area, not only the bedroom count, because two 3 bedroom townhouses can differ by several hundred square feet. Our townhouses for rent in MBR City page and the 3 bedroom townhouses page list what is on the market.

Villas for rent in MBR City

Villa searches such as "villas for rent in Mohammed Bin Rashid City" are common, and the numbers show why renters think hard about them. The Q3 2026 median asking rent was AED 850,000 a year, which is more than seven times the apartment median. Villa tenants usually pay in one to four cheques, so ask the landlord how many are accepted and negotiate with that figure in mind. Our guide to renting a villa in Dubai on an annual contract explains cheques, maintenance and what to inspect.

If the villa budget is too high, compare property for rent in Dubai Hills Estate, which is part of MBR City's wider area and has its own mix of apartments, townhouses and villas. In Dubai Hills Estate the Q3 2026 median villa rent was AED 525,000 and the apartment median was AED 130,000, both from the same Property Finder report.

Which MBR City district should you rent in?

Sobha HartlandApartments, landscaped settingWhich tower, floor and view; walking distance to shops
District OneLarger apartments with lagoon and skyline viewsService charges, maid's room, parking
MAG CityApartments and townhouse clustersRoad access, schools and shops as they stand today

The name MBR City tells you very little about a specific home. Our guide to Meydan and MBR City maps the districts, and the Mohammed Bin Rashid City community page lists them with listings and off-plan launches.

Is the rental market good for tenants right now?

Yes, for negotiation. Property Finder reports that the average number of apartments listed for rent each day in September 2026 was 55.1% higher than a year earlier, while enquiries rose 15.4%. Each apartment listing received 23% fewer enquiries. More choice per tenant means you can ask for a lower rent, more cheques or a repainted unit. Apartment medians fell in every area in the report apart from Dubai Hills Estate, which was flat. Villas in MBR City fell 15%.

How do you rent a home in MBR City?

  1. Decide the home type and the district, then set a maximum annual rent.
  2. View two or three homes of the same type on the same day.
  3. Agree rent, number of cheques and move in date in writing.
  4. Check who pays chiller, DEWA and maintenance. See DEWA and chiller charges explained.
  5. Sign the tenancy contract and register it in Ejari. The Dubai Land Department lists AED 177.75 for online registration and AED 220 at a trustee centre. See the DLD Ejari page and our Ejari guide.
  6. Take dated photos at move in. They protect your deposit. Read how to get your deposit back.

When the contract renews, use the rent increase calculator to see whether the landlord's new figure is allowed. If you are weighing renting against owning, see apartments for sale in MBR City and our guide to buying in MBR City.

What should you check before you sign?

  • Construction nearby. Large parts of MBR City are still being built, so a quiet view today is not a promise.
  • Size basis. Confirm whether the listed area is built-up area or suite area. See apartment sizes in Dubai explained.
  • School and shop distance as it is now, not as the masterplan shows it.
  • Cooling. Ask whether chiller is included in the rent.
  • Maintenance. Read who pays for what in the contract.
