About Meydan

Meydan is a district of Mohammed Bin Rashid City in Nad Al Sheba, south-east of Downtown Dubai, built around Meydan Racecourse, home of the Dubai World Cup. This meydan dubai guide is for renters and buyers weighing its apartments in Meydan One and Meydan Avenue and its villas and townhouses in Meydan Heights, Meydan South and the gated communities nearby. It suits families who want space close to the centre and are happy to use a car.

Where Meydan is and how it is laid out

Meydan lies in Nad Al Sheba, between Downtown Dubai, Business Bay and Dubai Hills Estate. Property Finder (October 2026) says it is near Ras Al Khor Road (E44) and Al Ain Road (E66). Meydan Group is the master developer, and Property Finder credits the vision to Sheikh Mohammed Bin Rashid Al Maktoum.

Meydan Racecourse opened on 27 March 2010 on the site of the old Nad Al Sheba Racecourse, according to Wikipedia. Its grandstand holds more than 60,000 spectators. The same page puts the overall Meydan City development at 200 million sq ft, with the racecourse district at 67 million sq ft, and describes the Meydan Hotel as a five-star trackside hotel with 285 rooms.

The word Meydan covers several very different districts, and mixing them up is the main way buyers end up viewing the wrong thing:

  • Meydan One. The apartment district, with mid-rise buildings around the planned Meydan One Mall. Property Finder says it is designed to host 83,000 residents.
  • Meydan Avenue. A mixed-use strip near the Grandstand and the Meydan Hotel.
  • Meydan Heights and Meydan South. Villa and townhouse districts, low-rise and family-led.
  • District One. A district built around lagoons, which Property Finder describes as spanning more than 4 million square metres.
  • Millennium Estates, Polo Residence and Grand Views. Gated villa and townhouse communities at the larger end.
  • Nad Al Sheba. The neighbouring community, often searched as part of Meydan though it is its own area. See Nad Al Sheba.

If a listing does not name the district, ask. Our Mohammed Bin Rashid City page covers the wider district, and our Meydan and MBR City guide compares the two.

Property types and buildings

Meydan has apartments, townhouses and villas. Apartments are mostly in Meydan One, townhouses in Meydan Heights, Polo Residence and the Emirates Airline Housing Society area, and villas in Millennium Estates, District One and the gated communities.

Rents and prices by home size

We do not give average figures for Meydan. Bayut's H1 2026 rental and sales reports and dubizzle's H1 2026 rental report, updated in October 2026, do not list Meydan, and we will not use undated averages from agent pages. The table shows what drives the price at each size. Live prices are on our Meydan rental and Meydan sales pages.

Service charges

Service charges differ between Meydan One towers, Meydan Avenue buildings and the villa communities, so we do not quote one figure. Check the Dubai REST service charge index on dubairest.gov.ae for the exact building, ask the seller for the latest invoice and ask about any special levy. Our service charge checking guide explains what to look for.

Getting around Meydan

Most residents drive. There is no Dubai Metro station inside Meydan, and Property Finder names Business Bay as the nearest, reached by a short taxi or car journey. Public transport is limited. Property Finder lists buses 55 and 67 at Meydan Racecourse, so check the current network on rta.ae. Future metro plans change, so rely only on what the RTA has confirmed.

Property Finder (October 2026) gives these approximate drive times: about 10 minutes to Business Bay, 12 to Downtown Dubai, 10 to 12 to The Dubai Mall, 15 to DIFC, 15 to 20 to Dubai International Airport and 20 to Dubai Marina. Add time at rush hour, and expect heavier traffic near the racecourse on major event days. Treat them as starting points and drive the route yourself from the building you are considering.

Schools, nurseries and healthcare

Nad Al Sheba, Meydan and the neighbouring Sobha Hartland area have schools and nurseries, but the choice inside Meydan is still growing. Ratings, fees and curricula change each year, so check them in the KHDA school directory, and time the school run from your building.

For healthcare, the Dubai Health Authority lists licensed facilities in and around Nad Al Sheba. Property Finder notes limited retail and daily services inside Meydan, so plan for a short drive for most errands. Before you rent or buy, check where the nearest supermarket, pharmacy and clinic are from the exact address, and ask the landlord or developer whether any of them are planned inside your district.

Lifestyle: the racecourse, parks and shopping

The racecourse shapes the area's identity. Racing season brings crowds, concerts and events, and the Dubai World Cup is one of the biggest days of the year. Away from event days the residential streets are quiet.

Shopping is the weak point today. Meydan One Mall is planned within Meydan One, so for now residents use supermarkets nearby and drive to The Dubai Mall or City Walk. Property Finder describes The Dubai Mall as the nearest mall and gives about 10 minutes by car. Check the mall's current status before you count on it.

How to choose between the districts

Because the districts feel so different, decide what you need before you start viewing.

  1. Want an apartment and a newer building? Start in Meydan One and Meydan Avenue, and compare building by building.
  2. Want a garden and a quiet street? Look at the townhouse and villa districts: Meydan Heights, Meydan South and Polo Residence.
  3. Want a gated address? Compare Millennium Estates, Grand Views and the Meydan Gated Community, and ask what the community charges.
  4. Want walkable shops? Be realistic. Retail inside the district is limited for now, so check where the nearest supermarket is from your building.
  5. Working in the centre? Test the drive at rush hour from the exact address, using the roads Property Finder lists.

Living next to the racecourse

Meydan Racecourse is a working venue. Racing season, concerts and the Dubai World Cup bring visitors, so expect more traffic near the racecourse on major event days. If you are viewing a home close to the grandstand, ask neighbours and the building manager about event-day access, parking and noise. It is a good idea to visit once on a normal weekday and, if you can, once on a race day.

The racecourse also brings facilities that most inland communities lack. The Meydan Hotel is on site, and several districts are close to the track, the grandstand and the Meydan Avenue strip. Our moving checklist helps with the practical steps once you have chosen.
