Mohammed Bin Rashid City, usually shortened to MBR City, is not one place. It is a large area south east of Downtown containing several unrelated developments, and the name on the listing tells you almost nothing about what you are buying.

Why the name is misleading

Districts within it were master planned by different developers at different times, to different densities. A villa on a lagoon and a tower apartment beside a main road can carry the same MBR City label and share nothing else. Before you compare two MBR City listings on price, establish which district each is in.

What the districts have in common

Proximity to Downtown without Downtown prices, which is the whole reason the area sells.
Meydan and the racecourse on one side, which sets the character of the northern part.
A lot of construction still to come. Large parts are unbuilt, so a view or a quiet street today is not a promise.

What to check before buying here

Which specific district and which developer. Then price against that district only, not against the MBR City average.
What is planned on the plots around you, in writing where you can get it. This is the single biggest variable in the area.
Road access at rush hour. Some districts connect well and some funnel onto one road.
School and retail provision as it is today, not as it is drawn. In parts of MBR City you are driving to both.
Service charges, which vary widely across the districts because the amenity levels do.

Who it suits

Buyers who want Downtown access on a Downtown adjacent budget, and who are comfortable living beside construction for a few years. If you want a settled environment now, this is not the area, and Dubai Hills Estate or Arabian Ranches will suit you better.
