About Marina Terrace

Marina Terrace is a 38 storey residential tower in Dubai Marina, Dubai, launched by DAMAC Properties in 2002. It stands about 183 metres high and has one, two and three bedroom apartments plus duplex penthouses on the top two floors. The Dubai Marina DMCC metro station is about a 6 minute walk away, which makes it one of the better connected older towers in the Marina.

Grosvenor House is about a 3 minute walk, so hotel dining is on the doorstep. For the district as a whole, see our Dubai Marina community page.

Developer and completion

DAMAC Properties launched Marina Terrace in 2002. The tower is complete and occupied. We could not confirm the exact handover year from an official source, so we do not state one. Do not confuse it with DAMAC Heights, a much taller DAMAC tower in the Marina, which has its own page.

Service charges

Service charges are set per sq ft each year and published in the Dubai Land Department service charge index. Bayut quotes a figure from that index on its building page, but it is undated and marked subject to change, so we do not repeat it. Ask the seller for the latest invoice, and see how the index works.

Who Marina Terrace suits

Tenants and owners who want a large apartment in the Marina with a metro station and tram within walking distance, and families who need a three bedroom layout. Investors may also like the size, since larger Marina flats are less common in newer towers.

Pros and cons

  • Pros: metro within 6 minutes on foot, generous floor areas, full amenity list, hotel dining next door, free resident parking.
  • Cons: an older building, limited stock for sale or rent at any one time, and the beach is a drive rather than a walk.
