About Palm Jumeirah

Palm Jumeirah is a man-made, palm-shaped island off Dubai's coast, built by Nakheel, with apartments, beach villas, five-star hotels and a mall on one gated, self-contained island. This Palm Jumeirah guide is for renters and buyers who want waterfront living and are comparing a trunk or crescent apartment with a frond villa. It covers the layout, property types, rents and prices by size, transport, schools, daily life, and the costs and trade-offs.

Where Palm Jumeirah is and how it is laid out

The island sits off the Jumeirah and Al Sufouh coast, close to Dubai Marina and Jumeirah Beach Residence. Nakheel's community page (read October 2026) says it covers 560 hectares, stretches about five kilometres into the Arabian Gulf, was launched in 2001 and is home to approximately 25,000 people. Wikipedia records that construction began in June 2001 and that the first residential handovers were planned for 2006.

The island has three parts:

  • The trunk. The stem of the palm. Roads lead off it to residential communities, and it holds many of the apartment buildings. Nakheel describes private beaches in this area.
  • The fronds. The branches, lined with villas. Each villa has a plot facing the water on one side and a road on the other. Our Garden Homes on Frond F page is one example.
  • The crescent. The outer arc, the home of the large resort hotels. Wikipedia says 28 hotels had opened on the crescent by the end of 2009, and about 30 hotels were counted in 2024.

Neighbouring communities include Dubai Marina, Jumeirah Beach Residence, Al Sufouh and Bluewaters.

Property types and buildings

Wikipedia says apartments range from 375 to 11,774 sq ft, studios to six bedrooms, and villas from 4,000 to 35,000 sq ft with two to ten bedrooms. Well-known apartment groups include Golden Mile, Shoreline Apartments, Marina Residences, Serenia Residences and Azure Residences. Townhouses exist too. Because sizes and layouts differ so much between buildings, compare the built-up area on each listing and ask for the floor plan.

People also search for named buildings and projects such as Oceana, Grandeur Residences and One at Palm Jumeirah. Check the exact building on a listing, because quality and fees differ between a trunk tower and a crescent resort residence.

Rents and prices by home size

The figures below come from the Bayut Dubai Rental Market Report H1 2026 (updated 14 October 2026) and Sales Market Report H1 2026 (updated 15 October 2026). Bayut classes Palm Jumeirah as ultra-luxury. The tables show advertised prices, not completed deals, and rents are annual. Search live homes in our Palm Jumeirah apartments for rent and the 3 bedroom rental search.

5 bedroomsAED 1,613,000AED 52,776,000
6 bedroomsAED 2,331,000AED 65,444,000

Bayut shows about AED 3,529 per sq ft for Palm Jumeirah apartments and AED 6,350 per sq ft for villas. Apartment sale prices per sq ft were described as broadly stable in H1 2026, while villa prices per sq ft rose 4.83%. Apartment rents rose 5.31% over the half year and 4 bedroom villa rents rose 9.64%, per Bayut. dubizzle's H1 2026 rental report gives matching apartment bands (1 bedroom AED 169,000, 2 bedrooms AED 249,000, 3 bedrooms AED 383,000) and reports a 4.56% rise in ultra-luxury villa rents.

Bayut lists no studio or 4 bedroom apartment figures for the island. Averages hide a very wide range: a trunk apartment and a frond villa are different markets. Ask us for recent transfers in the exact building before you make an offer.

Service charges and running costs

We do not quote service charges because we found no dated source listing island-wide figures. They vary by building, by whether a hotel runs the amenities and by how much a villa community maintains. Check the Dubai Land Department service charge index and ask for the latest invoice. Our guides explain how to check service charges before you buy and DEWA and chiller charges.

Getting around

Wikipedia says the Palm Jumeirah Monorail is 5.4 kilometres long, runs from Atlantis to Gateway Towers at the base of the island and began operating on 30 April 2009. Nakheel calls it the Middle East's first monorail system. There is no metro station on the island, so check the RTA site for the nearest stations and for current tram and bus connections.

Many residents use a car. Drive times to the airport and Downtown Dubai depend heavily on the hour, so test them at your own travel time. The RTA site has the current monorail, tram and metro information. Parking differs by building and villa, so confirm how many bays come with the unit.

Schools, nurseries and healthcare

The KHDA publishes current ratings and fees for every school and nursery, so use its directory to list the options on the island and in neighbouring areas, and confirm the school run before you choose a home. For healthcare, the Dubai Health Authority lists licensed clinics and hospitals, so check which are on the island, how far the nearest hospital is and which accept your insurance.

Lifestyle

The island's leisure is built around the water and the hotels. Nakheel Mall is the main mall. Al Ittihad Park sits near the crescent, and the Boardwalk is a free waterfront path for walking and cycling. Beach access depends on where you live: villas on the fronds often have their own beach frontage, while apartment residents use private or shared beaches linked to their building or hotel. Dining ranges from casual cafes to hotel restaurants. Ask your agent which beach and pool access comes with the exact unit, and whether it carries a fee.

Trunk, crescent or frond: how to choose

Part of the islandTypical homeWhat to weigh up
TrunkApartments in towers and mid-rise blocksBuilding age, view, parking and how close the nearest shops and the monorail are
CrescentHotel residences and resort-linked apartmentsHotel services and fees, beach access rules and noise from events
FrondsVillas and garden homesPlot size, beach frontage, whether the frond faces the open sea, and the cost of upkeep

A tenant on a one year contract can test an area cheaply, so many people rent first on the trunk and then decide whether to buy a villa. Registering the contract is covered in our Ejari and tenancy contracts guide. Buyers should compare at least three similar homes in the same building or frond, because averages across the island run from AED 169,000 a year for a 1 bedroom apartment up to more than AED 2,300,000 for a 6 bedroom villa in the Bayut H1 2026 data.

When you view a home, ask about the following:

  • Who runs the building and what the service charge covers, including cooling.
  • Whether the apartment has a covered parking space and how many.
  • For villas, the plot and built-up area on the title deed, and the age of the pool and air conditioning.
  • Whether the beach you were shown is open to residents of that building or only to hotel guests.
