About JVC

Jumeirah Village Circle, known as JVC, is a Nakheel-developed residential community in the middle of Dubai's new inland belt, between Al Khail Road and Sheikh Mohammed Bin Zayed Road. This jumeirah village circle guide is for renters and buyers who want more space for the money than the coast offers: couples, young families and first-time buyers who are happy to drive. It covers layout, buildings, rents and prices, transport, schools, daily life and the downsides.

Where JVC is and how it is laid out

JVC sits between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311). Nakheel's own community page says the site spans 560 hectares and lists access from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. The community is laid out as a circle of districts around a central ring road, with parks threaded between them.

JVC is split into numbered districts, 10 to 19. Building age and style differ from district to district, so visit the exact street:

  • Apartment districts. Most districts are dominated by apartment towers and mid-rise blocks of different ages.
  • Villa and townhouse pockets. A smaller number of low-rise family homes.
  • Parks between districts. Green space is threaded between the residential plots.

Our community pages cover individual districts: District 10, 11, 12, 13, 14, 15, 16 and 18. Search interest is high for individual districts such as District 16, District 11 and District 15, so check which district a building sits in before you shortlist.

Property types and buildings

JVC is mostly apartments, from studios to three-bedroom units, with townhouses and a smaller number of villas. Many towers are from private developers such as Binghatti, Samana and Danube, which means finishes and fees vary.

JVC has hundreds of buildings, so rents and prices for the same size vary a lot between a newer tower with a pool and an older block without lifts or parking.

Rents and prices by home size

JVC is one of Dubai's most searched rental areas for value. The table uses the Bayut Dubai Rental and Sales Market Reports for H1 2026 (updated 14 and 15 October 2026), which class JVC as mid-tier apartments. They are advertised prices, not completed transactions. See live listings in our apartments for rent in JVC and apartments for sale in JVC pages.

Sources: Bayut Dubai Rental Market Report H1 2026 and Dubai Sales Market Report H1 2026. Bayut shows about AED 1,470 per sq ft for JVC apartments, and dubizzle's H1 2026 sales report about AED 1,497. Savills reported in October 2026 that JVC apartment rents fell 10.4% year on year in Q3 2026. Bayut gives no 3-bedroom or villa figures for JVC.

Service charges

Service charges in JVC differ by building and by developer, so we do not give a single area figure. Some towers include a pool, gym and play area, which pushes charges up, while older low-rise blocks charge less and offer less. Check the Dubai REST service charge index for the specific building, ask for the seller's latest invoice, and ask whether any special levy is pending. Our service charge checking guide and why service charges vary between buildings explain what to look for. The official Dubai REST site has the index.

How to choose a building in JVC

With so many towers, the building matters more than the district. Use this short checklist when you view:

  1. Check the handover year. Newer buildings usually have better lifts, parking and facades, but a few still have unfinished podiums or neighbouring construction.
  2. Count the parking bays. Ask how many come with the unit and whether visitor parking exists.
  3. Visit twice. Go once at 8 am and once in the evening to check traffic at the district entrance, noise and how full the building is.
  4. Ask about chiller and DEWA. Our DEWA and chiller charges guide explains the difference between included and separate cooling bills.
  5. Read the service charge invoice. A low rent is less attractive if the owner passes on high fees, and a buyer should know the figure before making an offer.

Getting around JVC

JVC has no metro station inside the community, which is the most-cited drawback. Residents rely on cars, taxis and bus links to the Red Line. Check current routes and any planned changes on rta.ae before you rely on a future station.

JVC is inland, so the coast, Dubai Marina, Downtown and Dubai International Airport are all a drive away, and we do not quote minutes because they depend heavily on traffic. At rush hour, the entrances onto Al Khail Road and Sheikh Mohammed Bin Zayed Road can be slow. If you work in Dubai Marina or Al Barsha, the commute is short. If you work in Downtown or DIFC, test the drive in the morning before signing a lease.

Schools, nurseries and healthcare

There are schools and nurseries in and around JVC, and more in neighbouring Jumeirah Village Triangle and Al Barsha. For current ratings, curricula and fees, search the KHDA school directory, because these change each year. See our page on nearby Jumeirah Village Triangle for more.

For healthcare, there are local clinics in the community and hospitals in nearby areas such as Arjan and Motor City. The Dubai Health Authority lists licensed facilities.

Lifestyle: parks, The Circle Mall and dining

Green space is a big part of the JVC pitch. Published counts of parks vary between about 28 and 33, so we do not give a firm number, but residents are rarely far from a playground or a jogging path. The Circle Mall is the main retail hub, and most blocks have a small supermarket and cafe at street level.

The community feels like a large, quiet suburb of apartments. It is more family-oriented than Business Bay or Marina, with plenty of residents on longer leases. Nights are quieter than in the coastal areas, and for beach or nightlife you drive to Marina, JBR or Al Barsha.

People often confuse JVC with its neighbour. Jumeirah Village Triangle is a separate, smaller Nakheel community with a similar name, laid out as a triangle, a short drive away. Searching for "JVC" always means the circular community covered here. Most units in JVC are freehold, but confirm the title deed for the specific unit before you buy. JVC was built plot by plot over many years, which explains why building ages and styles still differ so much from one district to the next.

JVC compared with nearby areas

People often compare JVC with Business Bay and Dubai Silicon Oasis. The table uses Bayut's H1 2026 rental and sales reports (updated October 2026), which report advertised prices.

Area1 bedroom, average advertised annual rent1 bedroom, average advertised sale price
Jumeirah Village CircleAED 79,000AED 1,146,000
Business BayAED 104,000AED 1,617,000
