Al Barari is a low density luxury community in Dubailand, built around botanical gardens and waterways. It is the greenest residential address in Dubai, and the least like the rest of the city.

The scale is unusual: a small number of very large villas set among planted grounds, rather than a grid of plots. Later phases added apartments, which is how most people enter the community.

What is it like to live in?

Quiet, private and green in a way no other Dubai community matches. Residents talk about the planting and the temperature difference it creates, and about The Farm, the restaurant that has become the community's social centre. The trade off is distance: this is Dubailand, so most journeys are by car.

Who does it suit?

Buyers who want privacy and greenery and are willing to drive for everything else. Families with older children who do not need to be beside a school gate. Anyone whose priority is the plot and the setting rather than a skyline view or a short commute.

It suits people poorly if they want to walk to restaurants and shops, or want a short daily commute to DIFC.

What should you check?

  • Service charges, which are higher here than in a standard community because the landscaping is the product.
  • Which phase the property sits in, since the villa phases differ substantially in size and age.
  • Maintenance of the planting on a resale villa, and who is responsible for it.
  • The drive to school and to work, at real times.
  • Cooling and irrigation costs, which are not trivial on a large plot.

Is Al Barari a good investment?

The villas are a scarce asset: there are relatively few of them and the community cannot expand, which supports value over time. The apartments behave differently and are bought more often for yield. As with any premium address, the buyer pool is smaller than in mid market communities, so both selling and letting can take longer. Judge it on holding period rather than on quick resale.
