It suits daily commuters to Downtown, DIFC or Dubai Marina poorly. Those drives are long.

• Last Exit Al Khawaneej and The Yard, which gave the area a social centre it previously lacked.
• Al Khawaneej Walk for shopping and dining.
• Schools and nurseries in and around Al Khawaneej and Mirdif. Check current places directly.
• Mirdif as the nearest established neighbour with more retail.

What should you check before renting or buying?

• Plot size against your actual needs, because garden and pool upkeep on a large plot is a real monthly cost.
• Cooling, which on a large villa here is the biggest running expense.
• Age and condition of the villa, especially air conditioning, plumbing and the roof.
• The school run and the commute, driven at the times you would really travel.
• Whether maintenance is included in a rental, which is common on older properties.

Is it worth considering as an investment?

Al Khawaneej is an end user area more than an investor one: the demand is families who stay, the stock is large villas, and yields on large villas are always lower than on apartments. Buyers here are usually buying a home rather than a return.
