
Al Jaddaf is a freehold apartment district on the Dubai Creek, ten to fifteen minutes from Downtown and DIFC, with its own metro station. It is the sensible choice for people who want a central address without a Downtown price.
It sits between Dubai Healthcare City and the creek, opposite Dubai Festival City. Most of the buildings are recent, which means efficient layouts and modern amenities rather than the wear you find in older central towers.

People who commute into Bur Dubai, Healthcare City, DIFC or Downtown and would rather spend the difference on space than on a view of the Burj. Rental demand is steady and practical: hospital and clinic staff, hotel staff, and professionals who want one metro ride to work.
It is less right for families wanting a garden and a school run inside their own community, which is what Dubai Hills or the Ranches are for.
Dubai Healthcare City is next door, so clinics and hospitals are within a few minutes. Dubai Festival City Mall is across the creek, the Dubai Frame and Zabeel Park are close, and the creek itself gives the district a waterfront edge that most central apartment areas do not have. Day to day shopping is served by supermarkets in and around the residential towers rather than by a single mall.
It is one of the better yield stories close to the centre, because purchase prices per square foot are lower than Downtown or Business Bay while tenant demand comes from employers that are not going anywhere: healthcare, hospitality and the government offices nearby.
Two things to check before you buy for rental income. First, the service charge, since some towers here include leisure facilities that push the rate up. Second, the split between residential and hotel apartments in the building, because the two behave very differently as investments.
