What do they build?

We list one project, from AED 1,100,000. All of them have already handed over, so that one is a finished building rather than an off-plan purchase. Handover on the ones still building runs to 2022.

Where do they build?

Entirely in Downtown Dubai. A developer concentrated in one district is exposed to that district, which cuts both ways: they know it, and so does everyone selling there.

What should you check before buying?

• Judge the building, not the brand. With one project there is no delivery record to read across from, so the specifics of this one carry the whole decision.
• What else is being built in the same district. Concentration in one community means your resale price is set by everything else arriving there.
• For the completed stock, the service charge history rather than the current rate, and whether any arrears are outstanding. Arrears follow the property.
• The escrow account. Off-plan payments in Dubai go into a RERA regulated escrow and are released against verified construction progress. Confirm the account before paying anything.
• Their delivery record. Ask what handover dates they announced on their last completed projects and when those actually handed over. That comparison tells you more than any brochure.
