About Asayel

Asayel is a completed development by Meraas in Umm Suqeim, Dubai. Entry price is AED 3,500,000.

Asayel is a luxury residential development by Meraas comprising three buildings of nine to eleven storeys in Madinat Jumeirah Living. The architecture draws on Arabian tradition, while the homes themselves offer elegant, spacious one to four-bedroom apartments. Prices range from AED 3,500,000 to AED 5,700,000 for residences of roughly 924 to 2,540 sq ft, all freehold.

The apartments at Asayel are bright and generously proportioned, fitted with quality services including smart-home systems and energy-efficient air conditioning so residents can set a comfortable climate in every room. Positioned close to the iconic Burj Al Arab, many residences enjoy stunning views toward the Burj Jumeirah skyscraper and the wider skyline. Shared amenities are extensive: multiple high-speed lifts for quick movement between floors, covered parking, a communal swimming pool and gymnasium, a secure and state-of-the-art children's playground, 24-hour security with CCTV throughout, and dedicated apartment maintenance. Surrounding green spaces and parks give residents plenty of room to relax and unwind close to home.

Payment terms for Asayel are available on request and can be confirmed directly by our advisors when you enquire. As a Dubai purchase, buyers should budget for the Dubai Land Department's 4% registration fee alongside standard administrative and ongoing service charges. Given the premium positioning of the development, a well-structured payment plan can make a meaningful difference to the overall commitment, and our team can outline the milestones and any handover arrangements clearly so you can weigh your options with confidence before reserving an apartment.

Madinat Jumeirah Living is a premium residential community where every building follows the style of classical Arabian architecture. It is designed for those who want to live by the sea without giving up the conveniences of modern life, combining excellent infrastructure with attractive views, abundant greenery and well-maintained areas for walking and recreation. It is a beautiful and safe neighbourhood, with security guards and video surveillance across the homes. The community is well located, close to all the important points of Dubai and part of the wider Umm Suqeim area, with the Arabian Gulf nearby. A pedestrian street links the entire district, making it easy to move between residences, while beaches and shopping sit close at hand.

For investors, Asayel combines a landmark location beside Burj Al Arab, branded developer credentials and enduring architectural appeal, attributes that support both rental demand and long-term value. As every residence is priced above AED 2 million, ownership also meets the threshold for the UAE's ten-year Golden Visa, an added incentive for international buyers. Homes set within walking distance of Madinat Jumeirah and the beachfront, in a low-rise community built to a consistent architectural standard, tend to hold their appeal well, which reassures those buying to live as much as those buying to let.

About Meraas

Meraas

Meraas is a Dubai government linked developer, now part of Dubai Holding, and it builds differently from most of the market. Its projects are destinations first and residential second: City Walk, La Mer, Bluewaters and Dubai Design District were conceived as places people visit, with homes attached.

What do they build?

Low rise and mid rise apartments in walkable, heavily curated districts, usually with retail and food and beverage at ground level. Very little of it is standard tower stock. We are currently marketing 3 completed Meraas properties from AED 100,000.

Where do they build?

  • City Walk: 3 properties

City Walk, Bluewaters, La Mer, Port de La Mer, Jumeirah Bay and Design District are the names to know. They are central, walkable and priced accordingly.

What should you check before buying?

  • Whether you want to live in a destination. The footfall that makes these districts attractive also means weekend crowds outside your building. Some buyers love it. Visit on a Friday evening before deciding.
  • Service charges. Curated public realm, landscaping and retail management are expensive, and residential owners carry a share.
  • Short let permissions if that is your plan. These districts suit holiday letting and not every building allows it. Confirm in writing.
  • Which aspect. Facing the promenade is louder and lets better. Facing away is quieter and cheaper.

Are they a safe developer to buy from?

Among the safest in Dubai on delivery, given the ownership. The real question is fit rather than risk: these are specific places with a specific character, and they suit a certain buyer very well and another buyer not at all.
