About Azizi Arian

Azizi Arian is an off-plan development by Azizi in Jebel Ali, Dubai. Entry price is AED 961,000.

Azizi Arian is a residential tower by Azizi Developments in Jebel Ali, beside JAFZA and the region's largest port. Prices run from AED 961,000 to AED 2,383,000 across sizes of roughly 595 to 1,871 sq ft. It is a freehold building of studios and one-, two- and three-bedroom apartments, though the handover date is not yet published.

Arian's architecture leans modern, with striking façades and floor-to-ceiling windows that mirror the surrounding business hub. The structure stacks three basement levels, a ground floor, a mezzanine, five podium levels, seventeen residential storeys and a roof. Residences are distinguished by smart layouts, stylish interiors and quality finishes across the studio-to-three-bedroom range. Shared amenities include swimming pools, a fully equipped gym, a cinema, a clubhouse, a children's play area, ample parking and 24-hour security, a rounded offer for a mid-rise. The spread of unit sizes, from compact studios to larger three-bedroom homes, gives buyers genuine choice within a single address.

Azizi Arian is offered with two payment-plan options, both structured with no post-handover instalments, so under either route the balance is settled by completion rather than spread across later years. The two choices typically differ in deposit and milestone weighting, letting buyers match cash flow to their circumstances, with exact percentages to be confirmed against the live plans. On top of the price, budget the mandatory 4% Dubai Land Department registration fee and verify the RERA escrow account holding your deposits, which releases funds to the developer against verified progress. Ask for both schedules in writing to compare them properly.

Arian stands within the Jebel Ali Freezone Extension, among the largest and most prestigious economic zones in the UAE. Its position near Jebel Ali Port brings strong logistics links and easy access to sea lanes, drawing major international companies to base operations here. The district is also known for digital infrastructure, innovative technology and investor-friendly privileges such as full foreign ownership and straightforward company registration. For residents, that means a large nearby pool of professionals, plus quick connections: Jebel Ali Metro Station is about a minute away, Ibn Battuta Mall five, Dubai Marina and JBR around ten, and Downtown Dubai roughly twenty.

With entry pricing under AED 1M and a top end brushing AED 2.38M, Arian spans budget-conscious buyers and those wanting larger homes. Its freehold status opens ownership to international investors, while the freezone-and-port location supports steady tenant demand from the surrounding workforce. Note that only the upper units approach the AED 2M property figure linked to UAE long-term residency; entry-level homes sit below it, so verify eligibility against current rules before buying for that purpose.

About Azizi

Azizi

Azizi Developments is a Dubai developer that works mainly in the mid market and releases many buildings at a time. In search it is best known for Azizi Riviera in Meydan, a large community of mid-rise apartment buildings that is delivered in phases, and for entry-level apartments in areas such as Al Furjan and Dubai Studio City.

This guide helps buyers compare Azizi with other developers. It covers the communities, the projects on our site, how a Dubai off-plan purchase is regulated, what Azizi has reported about its Riviera handovers, and what to check before you sign. Each project links to its own page.

Who Azizi is

In a 31 March 2026 handover announcement, Azizi Developments described itself as a leading private developer in the UAE, and its Group CEO Farhad Azizi led the handover. We could not open the Azizi corporate pages or a neutral encyclopaedia entry in this research, so we do not give a founding year or a list of directors here. Check the company's own website for those.

What we can say is about where it builds. The projects on our site are spread over Meydan, Mohammed Bin Rashid City, Al Furjan, Al Jaddaf, Dubai Studio City, City of Arabia and several smaller districts. Searches for Azizi are mostly for a specific project, such as Azizi Riviera, Azizi Plaza or Aura by Azizi, and for the company name.

Azizi Riviera in Meydan

Azizi Riviera is in Meydan, within Mohammed Bin Rashid City. Azizi reported on 31 March 2026 that it had handed over 667 homes in one announcement: Riviera 69 with 112 units, and Beachfront I with 555 residences. It described Riviera 69 as a 10-storey building with studios to three-bedroom apartments and 11 retail outlets, the eighth completed building in Phase 4, which it said was 74% complete. Beachfront I is one of three 20-storey towers in the Riviera Beachfront development, with homes from studios to two bedrooms, and sits along what Azizi calls a 2.7 km swimmable crystal lagoon.

Because the community is large, buyers meet it in two ways: as an off-plan purchase in a later phase, and as a resale in a finished building. Our guide to buying property in Meydan explains the area, and the Meydan page compares buildings.

Azizi often releases similar buildings in the same area one after another, so two of them can differ mostly in the floor and the view. Compare the exact unit rather than the name of the building.

Azizi handover record, from its own announcements

In a report dated 10 August 2025, Azizi said that 53 of the 75 buildings in Riviera had been handed over and that the remaining 22 were scheduled for completion up to Q2 2026. It named Riviera 63 (handed over on 24 March 2025), Riviera 61 (9 June 2025), and Riviera 67 and Riviera 65, where handovers began on 1 July and 21 July 2025. It listed Azure for August and Riviera 52 for September 2025.

These figures come from the developer. They are useful as a record of what Azizi said and when, and you can compare them with the date a building actually completed. For anything you are buying, compare the date in your SPA with the one the building finally reaches. Our guide to handover delays and your rights explains what the contract allows.

How buying off-plan from Azizi works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Azizi sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD Oqood system. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD says all amounts collected from off-plan buyers are deposited in a project escrow account, opened with a bank that is licensed by the Central Bank and approved by RERA.
  5. Funds are released against construction. The trustee bank's engineer verifies completed milestones before money is paid out. The DLD also states that only 5% of total sales can be spent on project marketing.
  6. Retention after completion. The DLD says 5% of the amount paid into escrow is retained for one year after completion.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. If you buy in a phase that is still being built, ask which buildings are being completed first and what sits next to your plot.

Payment plans and costs

We could not open a payment plan published by Azizi on its own website, so we do not quote a structure. Plans differ from launch to launch. Ask for the current offer for your exact building in writing, with each instalment date and percentage. Our guides to how off-plan payment plans work and buying a Dubai apartment on instalments explain what each stage means.

Remember the costs outside the plan. See Dubai Land Department fees and service charges and maintenance fees.

What to check before buying an Azizi property

Off-plan or a finished Azizi home

Azizi Riviera in Meydan is useful for this comparison, because finished buildings and buildings still under construction sit in the same community. In a finished building you can see the unit, the view and the service charge bills before you commit. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.

How Azizi compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
