About Azizi Ruby

Azizi Ruby is an off-plan development by Azizi in Jumeirah Village Circle, Dubai. Entry price is AED 1,042,000.

Snapshot: Azizi Ruby is a freehold residential and retail development by Azizi Developments in Jumeirah Village Circle (JVC), with homes priced from roughly AED 1,042,000 to AED 11,461,000 and internal areas spanning about 662 to 3,570 sq ft. The mix runs from studios to three-bedroom apartments, plus commercial units, giving buyers an unusually wide spread of budgets and formats in one building.

Ruby is designed to catch the eye. A striking facade in warm golden tones, wrapped in elegant glass balconies, sits comfortably against JVC's surrounding greenery. The structure comprises a ground floor, four podium levels, thirteen residential floors and a rooftop. Inside, apartments are laid out for comfortable family living, with panoramic windows that flood interiors with natural light and heighten the sense of space. Shared amenities include a swimming pool, a fully equipped gym, a clubhouse, a cosy cinema, a children's play area, retail outlets, generous parking and 24-hour security, making it a genuinely self-sufficient address.

Azizi offers two payment plan options on Ruby, both structured with no post-handover component, so buyers settle the price across the build period rather than after completion. Having two schedules to choose from adds flexibility around deposit size and instalment pacing. As with any Dubai purchase, budget for the 4% Dubai Land Department registration fee plus standard trustee and administrative charges. Because the higher-value apartments here exceed AED 2 million, those purchases can also meet the threshold for the UAE's 10-year Golden Visa, a meaningful draw for end-users planning to relocate; our advisors can confirm eligibility for a specific unit.

JVC is one of Dubai's most popular residential communities, blending suburban calm with city convenience at the geographic heart of the city. It offers a broad housing mix, from Arabian and Mediterranean-style villas and townhouses to stylish apartments, suiting families and single professionals alike. The area is well served by more than 30 landscaped parks with jogging paths and playgrounds, supermarkets including Aswaaq Mart and Spinneys, schools such as JSS International School, and medical centres. Its central position keeps Dubai's business and leisure hubs within easy reach.

For investors, JVC's consistent tenant demand, established infrastructure and relative affordability underpin dependable yields, while Ruby's wide unit range makes it easy to match a budget to a strategy, whether that is a rentable studio or a large family home held for capital growth. The retail component adds a second income avenue and supports on-site footfall. JVC's track record of stable rents and a deep tenant pool gives owners confidence on the income side, while the district's ongoing maturation, with new schools, retail and dining arriving each year, keeps the case for medium-term appreciation intact.

About Azizi

Azizi

Azizi Developments is a Dubai developer that works mainly in the mid market and releases many buildings at a time. In search it is best known for Azizi Riviera in Meydan, a large community of mid-rise apartment buildings that is delivered in phases, and for entry-level apartments in areas such as Al Furjan and Dubai Studio City.

This guide helps buyers compare Azizi with other developers. It covers the communities, the projects on our site, how a Dubai off-plan purchase is regulated, what Azizi has reported about its Riviera handovers, and what to check before you sign. Each project links to its own page.

Who Azizi is

In a 31 March 2026 handover announcement, Azizi Developments described itself as a leading private developer in the UAE, and its Group CEO Farhad Azizi led the handover. We could not open the Azizi corporate pages or a neutral encyclopaedia entry in this research, so we do not give a founding year or a list of directors here. Check the company's own website for those.

What we can say is about where it builds. The projects on our site are spread over Meydan, Mohammed Bin Rashid City, Al Furjan, Al Jaddaf, Dubai Studio City, City of Arabia and several smaller districts. Searches for Azizi are mostly for a specific project, such as Azizi Riviera, Azizi Plaza or Aura by Azizi, and for the company name.

Azizi Riviera in Meydan

Azizi Riviera is in Meydan, within Mohammed Bin Rashid City. Azizi reported on 31 March 2026 that it had handed over 667 homes in one announcement: Riviera 69 with 112 units, and Beachfront I with 555 residences. It described Riviera 69 as a 10-storey building with studios to three-bedroom apartments and 11 retail outlets, the eighth completed building in Phase 4, which it said was 74% complete. Beachfront I is one of three 20-storey towers in the Riviera Beachfront development, with homes from studios to two bedrooms, and sits along what Azizi calls a 2.7 km swimmable crystal lagoon.

Because the community is large, buyers meet it in two ways: as an off-plan purchase in a later phase, and as a resale in a finished building. Our guide to buying property in Meydan explains the area, and the Meydan page compares buildings.

Azizi often releases similar buildings in the same area one after another, so two of them can differ mostly in the floor and the view. Compare the exact unit rather than the name of the building.

Azizi handover record, from its own announcements

In a report dated 10 August 2025, Azizi said that 53 of the 75 buildings in Riviera had been handed over and that the remaining 22 were scheduled for completion up to Q2 2026. It named Riviera 63 (handed over on 24 March 2025), Riviera 61 (9 June 2025), and Riviera 67 and Riviera 65, where handovers began on 1 July and 21 July 2025. It listed Azure for August and Riviera 52 for September 2025.

These figures come from the developer. They are useful as a record of what Azizi said and when, and you can compare them with the date a building actually completed. For anything you are buying, compare the date in your SPA with the one the building finally reaches. Our guide to handover delays and your rights explains what the contract allows.

How buying off-plan from Azizi works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Azizi sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD Oqood system. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD says all amounts collected from off-plan buyers are deposited in a project escrow account, opened with a bank that is licensed by the Central Bank and approved by RERA.
  5. Funds are released against construction. The trustee bank's engineer verifies completed milestones before money is paid out. The DLD also states that only 5% of total sales can be spent on project marketing.
  6. Retention after completion. The DLD says 5% of the amount paid into escrow is retained for one year after completion.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. If you buy in a phase that is still being built, ask which buildings are being completed first and what sits next to your plot.

Payment plans and costs

We could not open a payment plan published by Azizi on its own website, so we do not quote a structure. Plans differ from launch to launch. Ask for the current offer for your exact building in writing, with each instalment date and percentage. Our guides to how off-plan payment plans work and buying a Dubai apartment on instalments explain what each stage means.

Remember the costs outside the plan. See Dubai Land Department fees and service charges and maintenance fees.

What to check before buying an Azizi property

Off-plan or a finished Azizi home

Azizi Riviera in Meydan is useful for this comparison, because finished buildings and buildings still under construction sit in the same community. In a finished building you can see the unit, the view and the service charge bills before you commit. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.

How Azizi compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
