Elitz is an off-plan development by Danube Properties in Jumeirah Village Circle, Dubai. Entry price is AED 660,000.

Elitz is a luxurious multi-apartment residential complex by Danube Properties featuring two striking towers of 36 and 39 floors, centrally located in the vibrant Jumeirah Village Circle (JVC). The project offers a diverse selection of residences, including studios, 1-3 bedroom apartments, duplexes, penthouses, and exclusive presidential suites, alongside retail and commercial spaces. The architectural design is both modern and eye-catching, characterized by sleek glass facades and elegantly curved roofs that add a touch of sophistication to the skyline. The interiors of the apartments are designed with contemporary flair, blending modernity with a hint of luxury. It takes just 19 minutes to reach Jumeirah Beach and Palm Jumeirah, 15 minutes to Burj Al Arab, and 20 minutes to Dubai International Airport.

About Danube Properties

Danube Properties

Danube Properties is a Dubai developer whose off-plan apartments on our site start from AED 620,000 (Jewelz in Arjan) and run to a starting price of AED 2,320,000 (Bayz 102 in Business Bay), as of November 2026. It is the property arm of Danube Group, best known for towers whose names end in "z", such as Elitz, Viewz, Diamondz and Oceanz, and for a 1% monthly payment plan.

This guide is for buyers comparing Danube projects and prices. It covers who the developer is, every current Danube project on our site grouped by area with its starting price, the payment plan as Danube publishes it, renting in a finished Danube building, and what to check before you sign. Every project links to its own page with sizes, floor plans and Dubai Land Department sales data where we have it.

Danube Properties Dubai prices, by project

The table lists the starting price shown on each of our Danube project pages, as of November 2026. A "from" price is the cheapest unit in the open release, usually a studio or a small one bedroom on a low floor, so most units cost more. Prices change between releases, so confirm the figure for your exact unit in writing.

Handover quarters are shown only where our project page gives one. For the others, ask for the date in the sale contract. Some Danube buildings share a name across phases (Elitz, Elitz 2 and Elitz 3; Oceanz 1 and 2 and Oceanz 3; Bayz 101 and Bayz 102), so check the exact phase before you compare prices.

What is the lowest price for a Danube property?

On our pages, the lowest Danube starting price is AED 620,000 at Jewelz in Arjan, followed by Elitz in Jumeirah Village Circle at AED 660,000, as of November 2026. Those are entry prices for the smallest units. For what a "from" price means across Dubai, see our guide to the cheapest off-plan property in Dubai.

Who Danube Properties is

The Danube website describes Danube Group as a business that grew from a single store in Deira about 30 years ago, is headquartered in Dubai and operates in nine countries across the Middle East and Asia. Danube Properties is the group's property development arm. The same website says the business was founded in 1993 by Rizwan Sajan, whom it names as founder and chairman of Danube Group.

According to the Danube website, as read in November 2026, Danube Properties has launched 32 projects, delivered 16 and has 16 at various stages of construction, with construction spanning more than 25.5 million square feet. The delivered projects it names are Pearlz, Jewelz, Wavez, Eleganz, Olivz, Elz, Lawnz, Bayz, Miraclz, Resortz, Glamz, Starz, Glitz 1, Glitz 2, Glitz 3 and Dreamz. Our own project pages also show Opalz in Dubai Science Park as completed in Q2 2025.

In search, the word Danube often stands for a project name, for example Elitz, Lawnz or Bayz, so "Danube developer" and "Danube Properties" usually lead to the same company.

Danube projects in Dubai, grouped by area

Danube apartments: what the projects offer

Our project pages describe Danube buildings as mainly apartment towers with studios and one to three bedroom homes, and larger units in some towers. Elitz, Elitz 2 and Elitz 3 are twin tower complexes in JVC. Bayz 101 rises 101 floors in Business Bay and includes apartments up to four bedrooms and penthouses. Diamondz is a 62 storey tower in JLT with studios to four bedroom apartments. Eleganz in JVC mixes low-rise buildings with townhouses. The Danube website says many of its homes are sold fully furnished, so check the furnishing list in the contract.

The 1% payment plan, as Danube publishes it

The Danube website says the company is known for a 1% monthly payment plan with 0% interest and plans of up to 80 months. It gives no eligibility rules on that page, and the down payment, the number of instalments and the final payment all depend on the building and the release. Ask for the written offer for your exact unit, with every date. See how off-plan payment plans work in Dubai and buying property in Dubai on instalments. A long monthly schedule can mean you are still paying after handover, so check what the final payment is and when it falls due.

Danube handovers

Danube's own count is 16 projects delivered and 16 under construction. On our pages, Lawnz (Q1 2022) and Opalz (Q2 2025) are marked completed, and four projects carry an expected handover: Sparklz Q2 2028, Timez Q3 2028, Serenz Q4 2029 and Bayz 102 Q4 2029. Expected dates can move. Check each building you are considering against its original launch date, and see handover delays and your rights if a date moves.

Danube properties for rent

You can rent in a finished Danube building from its owners, not from the developer's off-plan releases. The completed buildings on our site are Lawnz in International City, Opalz in Dubai Science Park and Bayz by Danube in Business Bay, and the Danube website lists its other delivered projects by name (above). Rents are set by each landlord, so compare live listings in the community and ask for the latest service charge invoice if you plan to buy to let.

How buying off-plan from Danube works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers. Your own contract and the sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD's self-registration system, Oqood. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD describes the real estate escrow account as a bank account of the project, where funds from off-plan buyers are held.
  5. Marketing spend is capped. The DLD states that only 5% of total sales can be paid out of escrow for project marketing.
  6. Retention after completion. The DLD says the escrow law requires 5% of the total amount paid into escrow to be retained for one year after completion, as a guarantee for defect repairs.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

According to the same DLD guidance, a project can be launched or announced only after the developer has completed registration and obtained the accreditation certificate. Ask to see that certificate and the project number on it before you pay a deposit. Danube uses a similar name pattern across many buildings, so make sure the name on your SPA matches the DLD record.

Costs outside the price

Budget for the registration fee in Dubai Land Department fees and annual charges in service charges and maintenance fees. Buildings with many amenities and small units can carry high charges per square foot, so ask for the rate in a finished Danube building nearby.

What to check before buying a Danube property

  • RERA project number and escrow account. They should be on the SPA and match the DLD record. Our guide on how to check a developer lists the steps.
  • The payment schedule. The date and size of every instalment, and the final payment due at handover.
  • The handover clause. A date, a quarter or a range, and the grace period.
  • The unit. Number, floor, size and floor plan. See BUA and suite area on a floor plan.
  • What is included. If furnishing or fittings are part of the sale, make sure the SPA lists them.
  • Service charges. See how to check service charges.

Off-plan or a finished Danube home

Danube has completed buildings, so you can walk through one before you decide. In a finished building you can see the unit, the finish, the views and the service charge bills. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Compare the off-plan price with a finished unit of the same size in the same area. If your plans change, read selling an off-plan property before handover.

How Danube compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
