About Havelock Heights

Havelock Heights is an off-plan development by HMB Homes in Jumeirah Village Circle, Dubai. Entry price is AED 700,000.

Havelock Heights is a 24-storey residential tower by HMB Homes in Jumeirah Village Circle (JVC), Dubai. Built over a ground floor, four podium levels and 19 residential storeys, it offers studios, one- and two-bedroom apartments and three-bedroom duplexes. Clean lines, large windows and modern interiors give the building a bright, elegant character suited to a stylish urban lifestyle.

What is it?

The mix runs from compact studios to spacious three-bedroom duplexes, with high-quality finishes and contemporary layouts throughout, and a facade of clean lines and large windows that keeps interiors bright. Built over a ground floor, four podium levels and 19 residential storeys, the tower packs in a standout amenity set: a gym, an infinity pool with city views, a children's playground and play area, a Zen Sky Garden for relaxation, a lounge and even a golf simulator. This blend of practical and lifestyle facilities makes Havelock Heights feel like a self-contained community rather than a simple apartment block.

Why this location?

Jumeirah Village Circle is a comfortable, dynamic neighbourhood that pairs suburban calm with city convenience. It offers more than 30 green parks with jogging paths and playgrounds, supermarkets such as Aswaaq Mart and Spinneys, schools including JSS International School, and medical centres, plus Circle Mall for shops, dining and a cinema. Sitting close to Sheikh Zayed Road and Al Khail Road, JVC keeps Dubai Marina and Downtown Dubai roughly 20 minutes away, with Mall of the Emirates around 15 minutes and Dubai Miracle Garden about 11. That balance of everyday amenities and quick citywide access is a large part of why the area remains popular with residents and investors alike.

What will it cost?

Prices at Havelock Heights range from AED 700,000 to AED 3,000,000, with homes spanning approximately 371 to 2,887 sq ft, a wide band that covers everything from an entry-level studio to a generously sized three-bedroom duplex. Larger residences priced at AED 2 million and above may qualify the buyer for the UAE Golden Visa, adding long-term residency appeal at the upper end. The freehold title supports full foreign ownership, and the project is offered on a developer payment plan with no post-handover component, keeping the payment path simple. As a Dubai purchase, add the standard 4% Dubai Land Department registration fee to your budget when calculating total costs.

Who is it for?

The broad unit range makes Havelock Heights suitable for a wide audience: investors targeting JVC's rental demand with efficient studios and one-beds, and families drawn to the two-bedroom apartments and three-bedroom duplexes. Young professionals and couples benefit from the central address and lifestyle amenities such as the infinity pool, Zen Sky Garden and golf simulator, while the freehold title and Golden Visa eligibility on larger homes broaden the appeal to overseas buyers. The amenity-rich setting adds genuine day-to-day value for every resident. Browse layouts, pricing and availability for Havelock Heights on offplans.com.

About HMB Homes

HMB Homes is one of the larger developers on our books, with 6 projects across 5 Dubai communities. That volume is worth understanding before you buy: it means comparable stock, and comparable stock caps resale.

What do they build?

We list 6 projects from AED 625,000 up to AED 3,034,500. 2 of them have already handed over, so those are a finished building rather than an off-plan purchase. Handover on the ones still building runs to 2025.

Where do they build?

What should you check before buying?

  • How much of their own stock competes with yours. A developer selling many similar units in the same district is your competition on resale as well as your seller.
  • The handover date in writing, in the sale contract rather than the brochure. Published dates move, and a date already past is a warning rather than a detail.
  • For the completed stock, the service charge history rather than the current rate, and whether any arrears are outstanding. Arrears follow the property.
  • The escrow account. Off-plan payments in Dubai go into a RERA regulated escrow and are released against verified construction progress. Confirm the account before paying anything.
  • Their delivery record. Ask what handover dates they announced on their last completed projects and when those actually handed over. That comparison tells you more than any brochure.

You can see every project we hold from HMB Homes on this page. To compare them against what else is available, browse off-plan projects and Dubai communities, or ask us which is actually worth buying.
