Pantheon Development is a smaller Dubai developer working at the affordable end of the apartment market, concentrated in Arjan beside Dubai Miracle Garden. The Elysee series is the name most buyers will recognise.

What do they build?

Mid rise apartment buildings, predominantly studios and one bedrooms, priced for investors and first time buyers. Fitted, functional stock rather than architectural statements.

Where do they build?

Arjan is the centre of their work, with some activity in Ras Al Khaimah. Arjan sits beside Dubai Science Park and Al Barsha South, and the natural comparison districts are Jumeirah Village Circle and Dubai Sports City.

What should you check before buying?

• Incoming supply in Arjan. The district is still filling in and a great deal of similar small unit stock is arriving. This is the most important number here and it is knowable: ask what completes within a few streets and when.
• Service charges, which on a studio decide the return.
• What is going up on the neighbouring plots, since a view can disappear.
• Rental comparables in the same building rather than the same area.

Are they a safe developer to buy from?

They have completed projects in Arjan, which is the record that matters for a smaller developer. The genuine risks are the district's rather than the company's: a lot of comparable studios and one bedrooms competing for the same tenants. That is a pricing question, and it is answerable before you commit.
