About Danube Properties

Danube Properties

Danube Properties is the property development arm of Danube Group, a Dubai business that its website says began as a single store in Deira about 30 years ago. In property it is best known for apartment towers whose names end in "z", such as Elitz, Viewz, Diamondz and Oceanz, and for a payment plan that it markets as the 1% plan.

This guide is for buyers comparing Danube with other developers. It covers who the company is, where it builds, the projects on our site, the payment plan as Danube publishes it, what it has said about handovers, and what to check before you sign. Every project below links to its own page.

Who Danube Properties is

The Danube website describes the group as headquartered in Dubai and operating in nine countries across the Middle East and Asia, with Danube Properties as its property development arm. It does not give a founding year for the property business on the page we could open.

An Arabian Post report of 30 July 2026 describes Danube Properties as privately owned. It names Rizwan Sajan as founder and chairman and Anis Sajan as vice-chairman. The same report says the company has launched 32 projects, delivered 16 and has 16 under construction at different stages, with a portfolio of more than 25.5 million square feet.

Other sites quote different totals, because they use different dates and definitions. We use the figures from the dated report above and do not repeat the others. In search, Danube is often a project name, for example Miraclz, Dreamz, Lawnz or Skyz.

The 1% payment plan, as Danube publishes it

The Danube website describes its 1% plan in general terms: a down payment of around 20%, then 1% of the price each month, with the balance collected once the building is ready. It says the plan has been used to deliver over 15,000 apartments over more than a decade. The page gives no dates, duration or eligibility rules, and we read it on 16 October 2026.

The plan changes by project. The percentages, the number of instalments and the final payment all depend on the building. Ask for the written offer for your exact unit, with every date. See how off-plan payment plans work in Dubai and buying property in Dubai on instalments. A long monthly schedule means you are still paying when the building is handed over, so check what the final payment is and when it falls due.

Danube handover news, from the developer and the press

The Arabian Post report says Danube planned to hand over 11 developments across Dubai. It does not list which 11. An Emirates 24|7 article of 5 August 2026, labelled as a paid advertisement, headlines the same plan over the next 12 months and names no projects.

The Arabian Post report lists Opalz in Dubai Science Park as handed over in April 2025, which it describes as the third consecutive project completed ahead of schedule, and Pearlz in Al Furjan as an earlier handover. These are company statements, and the two articles are not a full delivery record. Check each building you are considering against its original launch date, and see handover delays and your rights if a date moves.

How buying off-plan from Danube works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers. Your own contract and the sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD's self-registration system, Oqood. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD describes the real estate escrow account as a bank account of the project, where funds from off-plan buyers are held.
  5. Marketing spend is capped. The DLD states that only 5% of total sales can be paid out of escrow for project marketing.
  6. Retention after completion. The DLD says the escrow law requires 5% of the total amount paid into escrow to be retained for one year after completion, as a guarantee for defect repairs.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

According to the same DLD guidance, a project can be launched or announced only after the developer has completed registration and obtained the accreditation certificate. Ask to see that certificate and the project number on it before you pay a deposit. Danube uses a similar name pattern across many buildings, so make sure the name on your SPA matches the DLD record.

Costs outside the plan

Budget for the registration fee in Dubai Land Department fees and annual charges in service charges and maintenance fees. Buildings with many amenities and small units can carry high charges per square foot, so ask for the rate in a finished Danube building nearby.

What to check before buying a Danube property

  • RERA project number and escrow account. They should be on the SPA and match the DLD record. Our guide on how to check a developer lists the steps.
  • The payment schedule. The date and size of every instalment, and the final payment due at handover.
  • The handover clause. A date, a quarter or a range, and the grace period.
  • The unit. Number, floor, size and floor plan. See BUA and suite area on a floor plan.
  • What is included. If furnishing or fittings are part of the sale, make sure the SPA lists them.
  • Service charges. See how to check service charges.

Off-plan or a finished Danube home

Danube has completed buildings, so you can walk through one before you decide. In a finished building you can see the unit, the finish, the views and the service charge bills. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Compare the off-plan price with a finished unit of the same size in the same area. If your plans change, read selling an off-plan property before handover.

How Danube compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
