About Port De La Mer

Port De La Mer is an off-plan development by Meraas in Sheikh Zayed Road, Dubai. Entry price is AED 2,400,000.

Port De La Mer is a landmark waterfront residential development by Meraas, arranged as a collection of low-rise Mediterranean-style communities within the Port De La Mer district. Overlooking the bay and the dynamic city skyline, it brings together apartments, penthouses and duplexes in a relaxed, resort-inspired setting anchored by a private marina and beachfront.

What is it?

The development spans six residential communities, La Voile, La Rive, Le Pont, La Cote, Sur La Mer and La Sirene, offering one to four-bedroom apartments, five-bedroom penthouses and six-room duplexes. Interiors follow a modern, minimalist style in bright tones, and each home is planned with a balcony, built-in wardrobes, an equipped kitchen and well-appointed bathrooms, many framing views of the bay and skyline. Residents share an extensive amenity offering: a marina, a private beach, a landscaped promenade, outdoor children's areas, communal pools, a fitness room, a spa centre, parking and a controlled, secure entrance to the community.

Why this location?

Port De La Mer is a prestigious waterfront community that combines the atmosphere of a secluded resort with the convenience of urban living. Close to the heart of Dubai, it delivers panoramic views of Pearl Jumeirah and the city skyline, with cafes, restaurants, supermarkets and spa centres set among promenades enlivened by events and strong infrastructure. The community provides a private beach, waterfront walkways, cycling tracks, children's playgrounds, swimming pools and green areas, while a spacious marina lends the address an exclusive, seaside-enclave feel. Road bridges give quick access to Sheikh Zayed Road and the city centre, with Downtown Dubai and the airport roughly twenty minutes away.

What will it cost?

Prices at Port De La Mer range from AED 2,400,000 to AED 26,600,000, with residences spanning roughly 787 to 8,046 sq ft, all freehold. Since every home is priced above AED 2 million, ownership meets the threshold for the UAE's ten-year Golden Visa. Buyers should also budget for the Dubai Land Department's 4% registration fee and standard service charges. Payment terms can be confirmed by our advisors on request, and we can outline the applicable milestones so you have full clarity before committing.

Who is it for?

Port De La Mer will appeal to families, young professionals and holiday-home buyers who value a relaxed seaside lifestyle with genuine city access, as well as investors seeking a prestige waterfront address with strong rental appeal. Boat owners in particular will appreciate the marina, while the range from apartments to expansive duplexes suits a broad spread of budgets and household sizes. As a Meraas master-planned enclave with a unified architectural code and a settled, resort-like community, it offers the kind of considered, cohesive environment that tends to sustain both lifestyle appeal and long-term value.

About Meraas

Meraas

Meraas is a Dubai government linked developer, now part of Dubai Holding, and it builds differently from most of the market. Its projects are destinations first and residential second: City Walk, La Mer, Bluewaters and Dubai Design District were conceived as places people visit, with homes attached.

What do they build?

Low rise and mid rise apartments in walkable, heavily curated districts, usually with retail and food and beverage at ground level. Very little of it is standard tower stock. We are currently marketing 3 completed Meraas properties from AED 100,000.

Where do they build?

  • City Walk: 3 properties

City Walk, Bluewaters, La Mer, Port de La Mer, Jumeirah Bay and Design District are the names to know. They are central, walkable and priced accordingly.

What should you check before buying?

  • Whether you want to live in a destination. The footfall that makes these districts attractive also means weekend crowds outside your building. Some buyers love it. Visit on a Friday evening before deciding.
  • Service charges. Curated public realm, landscaping and retail management are expensive, and residential owners carry a share.
  • Short let permissions if that is your plan. These districts suit holiday letting and not every building allows it. Confirm in writing.
  • Which aspect. Facing the promenade is louder and lets better. Facing away is quieter and cheaper.

Are they a safe developer to buy from?

Among the safest in Dubai on delivery, given the ownership. The real question is fit rather than risk: these are specific places with a specific character, and they suit a certain buyer very well and another buyer not at all.
