About The Element at Sobha One

The Element at Sobha One is an off-plan development by Sobha in Downtown Dubai, Dubai. Entry price is AED 1,830,925.

The Element at Sobha One: Elevated Living in Ras Al Khor

The Element at Sobha One is a modern residential complex by Sobha Realty, located in the Ras Al Khor area of Dubai. Rising to a G+60 configuration, with a ground floor and 60 residential floors, the tower offers spacious one-, two-, three- and four-bedroom apartments arranged around open-plan layouts. The exterior features innovative architectural solutions that blend seamlessly with the surrounding landscape, where the city meets the natural setting of Dubai Creek.

Apartments and Specifications

Homes range from approximately 732.37 to 4,608.24 sq ft, with prices from AED 1,830,925 up to AED 13,064,360, spanning everything from efficient one-bedroom residences to expansive four-bedroom homes. Interiors are crafted with premium materials that combine contemporary style and comfort, with elegant finishes, thoughtful detailing and panoramic balconies that frame breathtaking views of the city and natural scenery. All units are freehold, with two payment plan options available, including a Payment Plan 1 with no post-handover component and a special-offer alternative, allowing buyers to choose the structure that best suits their plans. The open-plan layouts and generous ceiling heights make the most of the tower's height, ensuring light-filled interiors across the full range of homes.

Amenities and Lifestyle

Residents have access to world-class amenities, headlined by a 270-degree rooftop pool with panoramic views of the Dubai skyline, Dubai Creek and the Ras Al Khor Wildlife Sanctuary. The complex also features a viewing deck, a state-of-the-art gym, relaxation areas and social spaces designed for both quiet downtime and community gatherings. Ras Al Khor is celebrated for its flamingo sanctuary, home to around 250 plant species and a large population of pink flamingos, offering a rare natural backdrop within a major city and a tranquil counterpoint to the nearby urban core.

Location and Connectivity

The location offers convenient access to key landmarks. Dubai Creek is just a 10-minute drive away, while Downtown Dubai can be reached in 15 minutes, and the Ras Al Khor Wildlife Sanctuary sits within walking distance. Ras Al Khor Road with its two interchanges provides access to both the west and east of Dubai, with a metro line also planned for the area, promising even stronger connectivity in the years ahead.

Investment Notes

Buyers should budget for the standard 4% DLD (Dubai Land Department) fee. With prices reaching AED 13,064,360, and a starting point already above AED 1,830,925, most units comfortably exceed the AED 2,000,000 threshold for the UAE Golden Visa, pairing long-term residency benefits with freehold ownership. The combination of a landmark Sobha One address, protected natural surroundings and central connectivity supports strong long-term appeal for both residents and investors.

About Sobha

Sobha

Sobha Realty is unusual among Dubai developers in that it builds its own projects. Most developers appoint a main contractor; Sobha keeps design, engineering and construction in house. Whether that shows up in the finish is a judgement, but it does mean the company controls its own programme rather than depending on a third party to hold it.

What do they build?

Apartments and villas at the upper-middle of the market, concentrated heavily in its own master community rather than scattered across the city. We are currently marketing 22 completed Sobha properties from AED 64,900.

Where do they build?

  • Mohammed Bin Rashid City: 21 properties
  • Jebel Ali: 1 property

Sobha Hartland, inside Mohammed Bin Rashid City, is where most of their Dubai work sits. It is a waterfront community on the creek with a good school provision and a genuine amount of green space, which is why it holds families rather than only investors.

What should you check before buying?

  • Which part of Hartland. The community spans several very different price points and outlooks, and "Sobha Hartland" on a listing tells you less than you would think.
  • Service charge for the specific building. Towers with full leisure provision sit well above the villa plots.
  • What is planned on the plots around you. Parts of MBR City are still filling in, and a view across an empty plot is temporary.
  • Road access at rush hour. The location is genuinely central, but the routes in and out funnel.

Are they a safe developer to buy from?

Yes, on the record they have in Dubai. In house construction removes one common source of delay, though it does not remove them all. The more useful question here is not whether the building completes but whether you are buying the right part of a large community, and that is worth twenty minutes before you commit.
