About Verde

Verde is an off-plan development by Sobha in Jumeirah Lake Towers, Dubai. Entry price is AED 1,600,000.

Verde: Landmark Living in JLT

Verde is the tallest building in JLT (Jumeirah Lake Towers), designed and developed by Sobha Realty. Built to a B+G+7P+58+R configuration, with a basement, ground floor, a seven-level podium, 58 residential floors and a rooftop, the tower offers sophisticated one- to three-bedroom apartments. Floor-to-ceiling windows deliver breathtaking outlooks in every direction: the northern and western sides overlook Dubai Marina, JBR Beach and Palm Jumeirah, the eastern aspect faces the golf courses of Emirates Hills, and the southern side takes in lakes, parks and villas.

Apartments and Specifications

Residences range from approximately 771 to 1,787 sq ft, with prices from AED 1,600,000 up to AED 3,999,999. Each home is designed to make the most of its elevated position and panoramic glazing, offering bright, generously proportioned interiors. All units are freehold, and a payment plan with no post-handover component is available for buyers seeking a straightforward path to ownership. As the tallest tower in the district, Verde offers a rare combination of scale, multi-directional views and a prime waterfront-adjacent position that few JLT addresses can match.

Amenities and Lifestyle

Residents enjoy a rich set of premium amenities across the tower. The rooftop hosts a lounge area with an infinity pool and a panoramic observation deck, while the podium features an additional pool, a yoga area, a jacuzzi, barbecue zones and sports courts. Inside there is a fully equipped gym, a sauna and a children's play area, and the ground level houses retail shops and restaurants for everyday convenience. JLT itself is built around landscaped artificial lakes, with green parks and nearby Marina Beach and JBR Beach adding to the lifestyle appeal and drawing a steady flow of residents and visitors throughout the year.

Location and Connectivity

Verde's prime position offers easy access to Dubai's key landmarks. Palm Jumeirah is just 10 minutes away, Burj Al Arab around 15 minutes, and Burj Khalifa and Dubai Mall roughly 20 minutes, while Dubai International Airport is approximately 25 minutes by car. The surrounding JLT district provides shopping, dining and year-round activity that has long made it popular with residents, investors and visitors.

Investment Notes

Buyers should budget for the standard 4% DLD (Dubai Land Department) fee. With a top-end price of AED 3,999,999, qualifying units clear the AED 2,000,000 threshold for the UAE Golden Visa, adding long-term residency appeal to freehold ownership. As the tallest tower in an established, well-connected district, Verde combines a landmark address with strong rental demand and long-term growth potential, making it a compelling option for both end users and investors. The developer's in-house build quality, the tower's multi-directional views over Dubai Marina, Palm Jumeirah and the Emirates Hills golf courses, and the depth of on-site amenities all reinforce the case for lasting value in one of Dubai's most active residential and leisure hubs.

About Sobha

Sobha

Sobha Realty is unusual among Dubai developers in that it builds its own projects. Most developers appoint a main contractor; Sobha keeps design, engineering and construction in house. Whether that shows up in the finish is a judgement, but it does mean the company controls its own programme rather than depending on a third party to hold it.

What do they build?

Apartments and villas at the upper-middle of the market, concentrated heavily in its own master community rather than scattered across the city. We are currently marketing 22 completed Sobha properties from AED 64,900.

Where do they build?

  • Mohammed Bin Rashid City: 21 properties
  • Jebel Ali: 1 property

Sobha Hartland, inside Mohammed Bin Rashid City, is where most of their Dubai work sits. It is a waterfront community on the creek with a good school provision and a genuine amount of green space, which is why it holds families rather than only investors.

What should you check before buying?

  • Which part of Hartland. The community spans several very different price points and outlooks, and "Sobha Hartland" on a listing tells you less than you would think.
  • Service charge for the specific building. Towers with full leisure provision sit well above the villa plots.
  • What is planned on the plots around you. Parts of MBR City are still filling in, and a view across an empty plot is temporary.
  • Road access at rush hour. The location is genuinely central, but the routes in and out funnel.

Are they a safe developer to buy from?

Yes, on the record they have in Dubai. In house construction removes one common source of delay, though it does not remove them all. The more useful question here is not whether the building completes but whether you are buying the right part of a large community, and that is worth twenty minutes before you commit.
