Azizi Developments is a high volume Dubai developer working mainly in the mid market, and the reason it matters to most buyers is price: Azizi consistently offers some of the lowest entry points into a freehold apartment in a reasonably central location.

The Azizi Riviera development at Meydan One is the largest concentration, and it is effectively a district of its own rather than a single building.

What should you check before buying?

• Competing supply in the same scheme. This is the single most important check with a high volume developer. In a development of many similar buildings, your unit competes with hundreds of near identical ones at first letting and again at resale.
• Service charges. On a studio these are proportionally heavy, and they decide the return more than the purchase price does.
• Which building and which floor. Within one development the difference between a good unit and a poor one is larger than the price gap suggests.
• Chiller and utility arrangements, which vary by building and change what you can realistically charge a tenant.

Are they a safe developer to buy from?

They have completed and handed over across Dubai, and delivery is not the main risk. The risk is concentration: a great deal of similar stock in the same places. That is manageable if you buy the right unit and price it against the right comparables, which is exactly what we would go through with you.
