Al Mizhar

Al Mizhar is a quiet villa district on the northeast side of Dubai, next to Mirdif and close to Al Khawaneej. It is one of the most spacious residential areas in the city, built around large plots and wide streets rather than density.

It divides into Al Mizhar 1, 2 and 3, with Al Mizhar 1 the most established and the most sought after. There are very few apartment buildings here, which is the point.

Who does Al Mizhar suit?

Families who want a large villa, a real garden and quiet streets, and who do not need to be central. It has a settled, largely local and long term expat population, and the pace is noticeably slower than in the marketed communities.

It suits people who want nightlife, walkable restaurants or a short DIFC commute poorly. There is no metro station nearby and you will drive.

What is nearby?

• Arabian Center mall on the edge of the district, with a supermarket, cinema and clinics.
• Mushrif Park, one of the largest and oldest parks in Dubai, next door.
• Well established schools in and around Al Mizhar and Mirdif. Confirm current places and inspection ratings directly.
• Mirdif, Al Warqa and Al Khawaneej as neighbours.
• Sheikh Mohammed Bin Zayed Road for the drive across the city.

What should you check before committing?

• Which of the three sectors, since they differ in age, plot size and how built out they are.
• Age and condition of the villa, especially air conditioning, roofing and plumbing on the older plots.
• Whether maintenance and garden upkeep are included in a rental, which on a large plot is a real cost.
• Cooling bills, which on a big villa here are the main running expense.
• Ownership status, as freehold options in this district are limited.

What about buying here?

Most of Al Mizhar is not freehold, so it is primarily a rental market for expatriate families. Buyers who want this kind of space with ownership available usually look at Al Khawaneej or the villa communities further out, and it is worth reading freehold ownership in Dubai before you start.
