About Ras Al Khor Industrial 2

Ras Al Khor Industrial 2, also written Ras Al Khor Industrial Area 2, is the second of the three industrial districts that make up the Ras Al Khor industrial belt at the inland end of Dubai Creek. It is a working trade district of warehouses, workshops, showrooms and vehicle-related businesses, not a place to look for a family home.

Where is Ras Al Khor Industrial Area 2?

Ras Al Khor sits south east of central Dubai, at the point where Dubai Creek ends. The name means "head of the creek" in Arabic. The industrial belt is split into Industrial 1, 2 and 3, and each has its own character. Industrial 1 is the mixed-use part, where new residential towers stand next to showrooms and workshops, and it has its own page on our site: Ras Al Khor Industrial 1. Industrial 2 is mainly commercial: showrooms, trade units, vehicle businesses and warehouses. Industrial 3 is mostly workshops and storage, next to the wider used car market area.

The district is close to Dubai Creek Harbour, Meydan, Bukadra and Nad Al Hamar. See the wider Ras Al Khor community guide for the whole area, and the guides for Dubai Creek Harbour, Bukadra and Nad Al Hamar if you are comparing the neighbourhoods around it.

Roads and getting around Ras Al Khor Industrial 2

Most people arrive by road, because there is no metro station inside the area. The main route is Ras Al Khor Road, which connects to Sheikh Mohammed Bin Zayed Road. The Roads and Transport Authority (RTA) has been rebuilding this corridor as the Sheikh Rashid bin Saeed Corridor Project. Its two phases cover an 8 km sector of Ras Al Khor Road, from the Dubai to Al Ain Road intersection at Bu Kadra to the Sheikh Mohammed Bin Zayed Road intersection. Phase I opened on 25 December 2022 and widened about 4 km of the road from three to four lanes in each direction, with a 4.2 km service road and new bridges. The RTA says that once both phases are complete, travel time along the corridor should fall from about 20 minutes to about 7 minutes.

For anyone who walks or cycles to work, the RTA opened a 174 metre footbridge on Ras Al Khor Road in October 2023 that links Dubai Creek Harbour and the Ras Al Khor Industrial Area. A second bridge opened on the same day opposite Marhaba Mall and Wasl Complex in Nadd Al Hamar. Both were part of a plan to build seven footbridges on the road to improve safety.

The RTA also runs vehicle testing and registration services in the Ras Al Khor Industrial Area. A trial of Sunday testing, held at Al Mutakamela Vehicles Testing and Registration Centre and at Tasjeel's Used Car Market Centre, was judged successful, and extended testing days became permanent from 30 April 2023. For bus routes, check the RTA journey planner at rta.ae, because routes change.

What kind of businesses rent in Ras Al Khor Industrial 2?

The district suits businesses that need space, vehicle access and a central position more than a polished address:

  • Vehicle trade: used and new car showrooms, spare parts dealers and garages, which gather around the used car market area.
  • Storage and distribution: warehouses for goods that are delivered to central Dubai, Business Bay and the airport side of the city.
  • Light workshops: repair, fabrication and service units.
  • Trade counters and showrooms: wholesalers who need street frontage for customers.

A business that handles vehicles will want to know that the area is part of the wider story of Dubai's car trade. In November 2025 Dubai Municipality and DP World launched the Dubai Auto Market development, planned at 22 million square feet with more than 1,500 showrooms, clustered workshop zones, warehouses and multi-storey car parks. The announcement does not place the site in Ras Al Khor, so do not assume it affects a particular building. It does show how much attention the city is giving to vehicle trade.

Renting a warehouse or unit: what to check

Unit size, power supply, ceiling height, loading access and mezzanine space vary widely from one block to the next, so the first job is to inspect the unit against your own use. Then check the paperwork:

  1. Trade licence. A commercial tenancy contract is registered in Ejari under a company that holds a valid trade licence, so individuals cannot register a commercial contract in their own name. The Dubai Land Department explains the service at dubailand.gov.ae, and our guide to Ejari and tenancy contracts covers the steps.
  2. Permitted use. Confirm in writing that the unit's approved use matches your activity, for example storage, workshop or showroom. Dubai Municipality sets the building permit rules, and industrial buildings are a separate category.
  3. Food businesses. For a food trading establishment with a warehouse, Dubai Municipality's Food Watch guidance asks for a trade licence, a no objection certificate from the building owner and an Ejari contract.
  4. Utilities and charges. Ask who pays for electricity, water, civil defence and maintenance, and whether any of it is added to the rent.
  5. Payment terms and the landlord's right to enter or sublet. Read these before you sign.

Can you live in Ras Al Khor Industrial 2?

This district is zoned for trade, so residential towers are concentrated in Industrial 1 instead. If you want to live close by, look at Industrial 1 or at nearby neighbourhoods with parks and schools, such as Dubai Creek Harbour. See our Ras Al Khor guide for the residential side.
