About 350 Riverside Crescent

350 Riverside Crescent is an off-plan development by Sobha in Sobha Hartland II, Dubai. Entry price is AED 1,800,000.

350 Riverside Crescent is a modern residential tower within the Riverside Crescent development by Sobha Realty in Sobha Hartland 2. The building rises over a ground floor and 61 residential levels, delivering spacious one- and two-bedroom apartments with well-considered layouts and stylish interiors. Priced from AED 1,800,000 to AED 2,536,398 with sizes from roughly 632 to 1,180 sq ft, it offers a refined, freehold high-rise home in one of Dubai's fast-growing waterfront communities. As part of the wider Riverside Crescent development, the 61-floor tower places residents within an established, master-planned Sobha address rather than a standalone building.

Residents have access to a broad amenity offering, including landscaped green spaces, a fitness centre, a swimming pool, a children's playground, jogging tracks and communal areas for relaxation and socialising. The architecture pairs elegance with comfort, and floor-to-ceiling windows fill the interiors with natural light for a bright, welcoming feel. Eco-friendly technologies are incorporated throughout, reflecting Sobha Realty's focus on sustainable, quality-led design and giving buyers a contemporary home built to a considered specification.

350 Riverside Crescent is offered on a payment plan with no post-handover component, so instalments are structured across the construction period and completed at handover. As a Dubai purchase, buyers should also budget for the Dubai Land Department transfer fee of 4% of the price, alongside standard registration and administrative charges. With upper layouts priced above AED 2 million, eligible purchasers can also pursue the UAE's 10-year Golden Visa, while entry-level units keep the tower accessible to a wide range of buyers seeking a Sobha-built address.

Sobha Hartland 2 is a 74-acre master community designed so that daily needs can be met within its boundaries. It features an international school, a kindergarten, a clinic, a police station and a mall, while several artificial lagoons and swimming pools mean residents can swim without leaving the community. Gyms, yoga and barbecue areas and a private clubhouse are complemented by extensive green space with pedestrian walkways, running and cycling paths and a dedicated pet park. Sobha plants mature trees from its own nurseries, so the landscaping feels established from move-in.

As an investment, 350 Riverside Crescent combines a central location with strong connectivity and Sobha Realty's build reputation. Ras Al Khor Wildlife Sanctuary and Meydan Race Course are around five minutes away, Dubai International Airport and Business Bay roughly ten, and Dubai Mall, Burj Khalifa and Dubai Frame about fifteen. That accessibility, paired with the community's schools and amenities, supports both end-user demand and long-term rental appeal for landlords. The blend of accessible one- and two-bedroom pricing with a high-rise, view-led product makes it an approachable way into the Sobha Hartland 2 community.

About Sobha

Sobha

Sobha Realty is the Dubai real estate arm of the Sobha group. It is best known in Dubai for Sobha Hartland, a master community in Mohammed Bin Rashid City, and for presenting itself as a developer that keeps design, engineering and construction in house.

This guide is for buyers comparing Sobha with other developers. It covers where Sobha builds, the projects on our site, how an off-plan purchase is regulated, what Sobha has said about its 2026 handovers, and what to check before you sign. Every project below links to its own page.

Who Sobha is

According to the Sobha website, the group was founded in 1976 by PNC Menon, who started with an interior decoration firm in Oman. The site dates the group's move into India to 1995 and into Dubai to 2003, and gives 2014 as the date of its Sobha Hartland milestone. It says the group has about 3,000 employees as of 2024. Wikipedia names Francis Alfred as Managing Director, a title he also holds in Sobha's own July 2026 release.

We have not found a source we can open for the listing status of Sobha Realty in Dubai or for its head office, so we do not state either. Wikipedia describes the Indian company Sobha Limited as listed on the BSE and NSE, which is a separate matter from Dubai property purchases.

In search, Sobha is usually a project name: Sobha Hartland, Sobha Sapphire, Creek Vistas Reserve or Solis. Our Sobha Hartland II page is the place to compare buildings in the main community.

The in-house building model

Most Dubai developers appoint an outside main contractor. In its 22 July 2026 release, Sobha Realty's Managing Director Francis Alfred said, "Our unique Backward Integration model enables us to maintain complete control over every stage". That is the company's own description of its model. What it means for a buyer is that Sobha, not a third party, is responsible for the construction programme. Whether that shows in the finish or the date is something to check building by building, using the handover and snagging steps below.

Sobha handover plan, from its own announcement

On 22 July 2026 Sobha Realty announced that it planned to hand over 6,819 units across Dubai in 2026, with a total sales value of about AED 21.6 billion. The release names Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha among the developments covered. It also reports AED 30 billion in sales in 2025, up 30% on the year before.

This is a plan, announced by the developer, and not a completed record. The release gives no figure for units delivered in earlier years. Check each building against its original date, and see handover delays and your rights if a date moves.

How buying off-plan from Sobha works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Sobha sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD Oqood system. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD says all amounts collected from off-plan buyers are deposited in a project escrow account, opened with a bank that is licensed by the Central Bank and approved by RERA.
  5. Funds are released against construction. The trustee bank's engineer verifies completed milestones before money is paid out. The DLD also states that only 5% of total sales can be spent on project marketing.
  6. Retention after completion. The DLD says 5% of the amount paid into escrow is retained for one year after completion.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. Because Sobha builds in phases inside one master community, ask which phase your building belongs to and what is being built beside it.

Payment plans and costs

We could not open a payment plan published by Sobha on its own site, so we do not quote a structure. Plans change from launch to launch. Ask for the offer for your exact building in writing, with every instalment date and percentage. See how off-plan payment plans work in Dubai for what each stage means.

Budget for costs outside the plan, including the registration fee in Dubai Land Department fees and annual charges in service charges and maintenance fees. Villa and townhouse buyers should also read off-plan townhouses and villas in Dubai.

What to check before buying a Sobha property

  • RERA project number and escrow account. They should be on the SPA and match the DLD record.
  • The phase. Know which building and which phase of the community you are buying into.
  • The handover clause. A date, a quarter or a range, and the grace period.
  • The unit. Number, floor, size and floor plan. See BUA and suite area on a floor plan.
  • Service charges. Ask for the rate in a comparable finished Sobha building. See how to check service charges.

Off-plan or a finished Sobha home

Sobha Hartland has finished buildings and buildings still being built side by side, so you can walk the community before you buy. In a finished building you can see the unit, the finish, the views and the service charge bills. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.

How Sobha compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
