About Skyscape Avenue

Skyscape Avenue is an off-plan development by Sobha in Green Community, Dubai. Entry price is AED 1,828,755.

Sobha Hartland 2 is home to Skyscape Avenue, a striking tower by Sobha Realty offering luxurious apartments within a secure, green master community. With prices from AED 1,828,755 to AED 4,985,204 and homes spanning 762.08 to 2,062.58 sq ft, the development combines high-rise living with the privacy and amenities of one of Dubai's most tightly managed neighbourhoods.

The Investment Picture

Skyscape Avenue benefits from its position inside a 74-acre gated community where entry is restricted to owners and long-term residents, a factor that underpins both exclusivity and durable demand. With upper price points well above AED 2,000,000, qualifying purchases can meet the threshold for the UAE's ten-year Golden Visa, an added draw for international buyers. Two payment options are available, including a plan with no post-handover instalments and a special-offer plan, giving purchasers flexibility while the tower is completed.

Residences and Amenities

Configured as ground plus 54 residential levels (G+54), the tower offers one-, two- and three-bedroom apartments with functional layouts and stylish interiors. High-quality materials in soft, light tones create a cosy atmosphere, while each residence provides stunning views of the city skyline. Residents enjoy a lagoon-style pool, a gym, children's play areas, sports facilities and a picturesque park with lush greenery, walking and jogging paths and barbecue zones. Cafes, restaurants and shops are within walking distance.

A Secure, Green Community

Sobha Hartland 2 covers everyday needs within its boundaries, with an international school, kindergarten, clinic, police station and mall, plus artificial lagoons and swimming pools. Mature deciduous trees grown in the developer's own nurseries deliver shade and cooler outdoor air even in extreme heat, while controlled access and low traffic create a safe, family-friendly setting for children and pets alike.

Location and Ownership

Ras Al Khor Wildlife Sanctuary is nearby, and Burj Khalifa, Dubai Mall and Meydan Racecourse are just five minutes away. Dubai Opera is around ten minutes, while Dubai International Airport, DIFC, Dubai Marina and Palm Jumeirah are roughly 20 minutes away. The apartments are freehold and available to international buyers, with a 4% DLD (Dubai Land Department) fee applying at registration. This blend of pricing, connectivity and community control makes Skyscape Avenue appealing to end-users and investors seeking long-term value. The spread of one-, two- and three-bedroom homes suits a wide range of buyers, from professionals to growing families, which supports both a healthy rental market and future resale demand within a gated, amenity-rich setting.

As one of the taller towers in the community, Skyscape Avenue's upper floors command especially open skyline outlooks, while the lagoon-style pool and landscaped park at its base bring the resort atmosphere of Sobha Hartland 2 directly to residents' doors, distinguishing it from more conventional high-rise addresses across the city.

About Sobha

Sobha

Sobha Realty is unusual among Dubai developers in that it builds its own projects. Most developers appoint a main contractor; Sobha keeps design, engineering and construction in house. Whether that shows up in the finish is a judgement, but it does mean the company controls its own programme rather than depending on a third party to hold it.

What do they build?

Apartments and villas at the upper-middle of the market, concentrated heavily in its own master community rather than scattered across the city. We are currently marketing 22 completed Sobha properties from AED 64,900.

Where do they build?

  • Mohammed Bin Rashid City: 21 properties
  • Jebel Ali: 1 property

Sobha Hartland, inside Mohammed Bin Rashid City, is where most of their Dubai work sits. It is a waterfront community on the creek with a good school provision and a genuine amount of green space, which is why it holds families rather than only investors.

What should you check before buying?

  • Which part of Hartland. The community spans several very different price points and outlooks, and "Sobha Hartland" on a listing tells you less than you would think.
  • Service charge for the specific building. Towers with full leisure provision sit well above the villa plots.
  • What is planned on the plots around you. Parts of MBR City are still filling in, and a view across an empty plot is temporary.
  • Road access at rush hour. The location is genuinely central, but the routes in and out funnel.

Are they a safe developer to buy from?

Yes, on the record they have in Dubai. In house construction removes one common source of delay, though it does not remove them all. The more useful question here is not whether the building completes but whether you are buying the right part of a large community, and that is worth twenty minutes before you commit.
