Vincitore Realty is a Dubai developer known for ornate, European influenced apartment buildings concentrated in Arjan, next to Dubai Miracle Garden.

• Service charges, which on a heavily detailed building with water features and elaborate common areas are higher than the plain block next door. This is the single most important number here.
• What is being built on the neighbouring plots, since Arjan is still filling in and a view can disappear.
• Rental comparables in the same building, because studio and one bedroom stock competes directly.
• Handover dates and the payment plan on anything off plan.

Are they a safe developer to buy from?

They have completed and handed over several projects in Arjan, which is the record that matters. The genuine risks here are not unusual for the district: a lot of similar small unit stock coming to market at once, and service charges on an elaborate building eating into the yield.
