Azizi Neila is an off-plan development by Azizi in Al Furjan, Dubai. Entry price is AED 4,585,000.
Azizi Neila is a contemporary residential development by Azizi Developments in Jebel Ali Village, defined by clean lines, light tones and an elegant, inviting profile. The building rises through a ground floor, two podium levels and nine residential floors, offering studios and one-bedroom homes styled in a neutral palette and finished with quality materials. Spacious layouts and floor-to-ceiling windows draw in generous natural light, creating calm, adaptable interiors within a well-established, quieter pocket of southern Dubai.
The units currently available at Neila are positioned toward the premium end, priced from approximately AED 4,585,000 up to around AED 6,042,000, with areas spanning roughly 1,336 to 1,774 sq ft. Because these purchases sit comfortably above the AED 2 million mark, they can meet the threshold for the UAE's 10-year Golden Visa, a valuable benefit for owners planning to relocate or invest long term; our advisors will confirm eligibility for the specific unit you are considering.
Azizi offers a payment plan with no post-handover component, so the balance is settled across the construction period rather than deferred beyond completion. Exact deposit and instalment milestones are confirmed on enquiry. Buyers should also budget for the standard 4% Dubai Land Department registration fee, payable at transfer, alongside trustee and administrative charges. As the schedule concentrates payments before handover, it tends to suit purchasers with liquidity in place; our team can walk you through the milestone breakdown and total acquisition cost in detail.
Jebel Ali Village is a picturesque, established community south of central Dubai, close to Jebel Ali Port and the surrounding industrial zone, offering a blend of tranquil, countryside-style calm with the amenities of a modern city. The neighbourhood is known for its cosy residential enclaves of villas and townhouses set among green parks and small lakes, with scenic views toward the hills and the bay. Residents benefit from well-developed local infrastructure, including shops, restaurants, and sports and children's playgrounds, while major routes keep the wider city within a comfortable drive.
Neila suits buyers who prioritise a serene, green setting with strong connectivity, from professionals and small families to investors seeking freehold stock in a growth corridor with Golden Visa potential. On-site amenities reinforce its liveability, including a swimming pool, a modern gym, a children's play area, landscaped walkways, outdoor relaxation zones and 24-hour surveillance for peace of mind. The larger unit sizes on offer here, well above a typical studio footprint, also position Neila toward buyers seeking a more substantial home or a premium hold, and the Golden Visa qualification adds a residency incentive that few entry-level Dubai purchases can match.

Azizi Developments is a Dubai developer that works mainly in the mid market and releases many buildings at a time. In search it is best known for Azizi Riviera in Meydan, a large community of mid-rise apartment buildings that is delivered in phases, and for entry-level apartments in areas such as Al Furjan and Dubai Studio City.
This guide helps buyers compare Azizi with other developers. It covers the communities, the projects on our site, how a Dubai off-plan purchase is regulated, what Azizi has reported about its Riviera handovers, and what to check before you sign. Each project links to its own page.
In a 31 March 2026 handover announcement, Azizi Developments described itself as a leading private developer in the UAE, and its Group CEO Farhad Azizi led the handover. We could not open the Azizi corporate pages or a neutral encyclopaedia entry in this research, so we do not give a founding year or a list of directors here. Check the company's own website for those.
What we can say is about where it builds. The projects on our site are spread over Meydan, Mohammed Bin Rashid City, Al Furjan, Al Jaddaf, Dubai Studio City, City of Arabia and several smaller districts. Searches for Azizi are mostly for a specific project, such as Azizi Riviera, Azizi Plaza or Aura by Azizi, and for the company name.
Azizi Riviera is in Meydan, within Mohammed Bin Rashid City. Azizi reported on 31 March 2026 that it had handed over 667 homes in one announcement: Riviera 69 with 112 units, and Beachfront I with 555 residences. It described Riviera 69 as a 10-storey building with studios to three-bedroom apartments and 11 retail outlets, the eighth completed building in Phase 4, which it said was 74% complete. Beachfront I is one of three 20-storey towers in the Riviera Beachfront development, with homes from studios to two bedrooms, and sits along what Azizi calls a 2.7 km swimmable crystal lagoon.
Because the community is large, buyers meet it in two ways: as an off-plan purchase in a later phase, and as a resale in a finished building. Our guide to buying property in Meydan explains the area, and the Meydan page compares buildings.
The table shows a selection of Azizi projects on our site, grouped by the area on each project page. Open a link for sizes, floor plans and the current payment plan from the developer.

Azizi often releases similar buildings in the same area one after another, so two of them can differ mostly in the floor and the view. Compare the exact unit rather than the name of the building.
In a report dated 10 August 2025, Azizi said that 53 of the 75 buildings in Riviera had been handed over and that the remaining 22 were scheduled for completion up to Q2 2026. It named Riviera 63 (handed over on 24 March 2025), Riviera 61 (9 June 2025), and Riviera 67 and Riviera 65, where handovers began on 1 July and 21 July 2025. It listed Azure for August and Riviera 52 for September 2025.
These figures come from the developer. They are useful as a record of what Azizi said and when, and you can compare them with the date a building actually completed. For anything you are buying, compare the date in your SPA with the one the building finally reaches. Our guide to handover delays and your rights explains what the contract allows.
The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Azizi sales team confirm the details for a specific building.
A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. If you buy in a phase that is still being built, ask which buildings are being completed first and what sits next to your plot.
We could not open a payment plan published by Azizi on its own website, so we do not quote a structure. Plans differ from launch to launch. Ask for the current offer for your exact building in writing, with each instalment date and percentage. Our guides to how off-plan payment plans work and buying a Dubai apartment on instalments explain what each stage means.
Remember the costs outside the plan. See Dubai Land Department fees and service charges and maintenance fees.
Azizi Riviera in Meydan is useful for this comparison, because finished buildings and buildings still under construction sit in the same community. In a finished building you can see the unit, the view and the service charge bills before you commit. The choice is limited to what owners are selling.
Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.
The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
