About Bayz 101

Bayz 101 is an off-plan development by Danube Properties in Sheikh Zayed Road, Dubai. Entry price is AED 1,490,000.

Rising an ambitious 101 floors above Business Bay, Bayz 101 by Danube Properties is a landmark address for those who want the city at their feet. The tower gathers a full spread of homes, from compact studios and one- to four-bedroom apartments to crowning penthouses, each finished with premium materials and considered detailing. Floor-to-ceiling glazing frames the skyline, while amenities such as a swimming pool, state-of-the-art fitness centre, spa and relaxation spaces give residents room to unwind high above the streets.

Prices begin at AED 1,490,000 and reach AED 4,667,000, with layouts spanning roughly 373 to 1,492 square feet, so the tower suits first-time buyers and larger households alike. Homes priced at or above AED 2 million also open the door to the UAE's 10-year Golden Visa, adding a residency incentive for investors and end-users weighing a longer-term move to Dubai.

Danube is known for buyer-friendly terms, and Bayz 101 follows suit with a payment plan that extends 30 months beyond handover. Spreading instalments across occupation eases the upfront burden and lets owners begin living in or leasing their unit while the balance is settled. Buyers should budget for the standard Dubai Land Department registration fee of 4% of the purchase price, payable at the point of transfer. Exact milestone breakdowns and current availability can be confirmed with our team before you reserve.

Business Bay is one of Dubai's most connected districts, a commercial, residential and business hub straddling the Dubai Water Canal. Some of the emirate's headline attractions sit just steps away, including Downtown, Burj Khalifa, the Opera district, Dubai Mall and Souq Al Bahar. The area links directly to Sheikh Zayed Road and Al Khail Road, the two arteries that run the length of the city, while the Burj Khalifa metro station is a short walk and canal water-transport stops add another travel option. Families have GEMS Indian School, JSS Private School, Horizon English School and Jumeirah English Speaking School nearby, and City Walk, DIFC and Jumeirah's beaches are all within a short drive.

Bayz 101 leans toward professionals and business owners who value living minutes from their workplace, as well as investors chasing steady tenant demand in a district that rarely sits quiet. The mix of studios through penthouses means the tower appeals equally to solo occupiers, couples and families wanting a trophy address, while the post-handover plan makes it approachable for buyers phasing their outlay. With Downtown attractions, dining and metro links all within a few minutes, it is a home that rarely needs a car for the everyday errands of city life.

About Danube Properties

Danube Properties

Danube Properties is the developer that made the 1 per cent monthly payment plan famous in Dubai. It is a mid market, high volume business, and the payment structure is not a marketing detail: it is the product, and it is the reason most of their buyers buy.

What do they build?

Mid rise apartment buildings, heavy on studios and one bedrooms, in the secondary districts. Fitted kitchens and convertible layouts are common, aimed at making a small unit workable.

Where do they build?

The mid market apartment corridors: Al Furjan, Arjan, Jumeirah Village Circle, Dubai Sports City, Dubailand and their neighbours. Locations are chosen for price rather than prestige.

What should you check before buying?

  • What the payment plan actually costs. A long instalment plan is not free. Compare the total price against a comparable unit bought conventionally, because the convenience is usually priced in.
  • Whether you can carry the schedule. Ask what happens if you miss a payment: the grace period, the penalty, and the point at which the developer can cancel.
  • Service charges, which on a small unit determine your return more than the purchase price.
  • Incoming supply in the district. High volume developers in high volume areas means a lot of near identical units competing with yours.
  • The usable area, not the stated area. Convertible layouts look generous on a plan and can feel tight in person. View one.

Are they a safe developer to buy from?

They have handed over a substantial number of buildings in Dubai and the delivery record is reasonable. The thing to be clear eyed about is the trade: an easy payment plan on a small unit in a district with a lot of competing supply. That can work well, but only if you have checked the total cost and the service charge rather than the monthly figure in the advertisement.
