By Ellington Properties in Dubai Land, Dubai

Belgrave Gardens is an off-plan development by Ellington Properties in Dubai Land, Dubai. Entry price is AED 1,795,828.
Located in Dubailand, Dubai, Belgrave Gardens is a new off-plan residential project from Ellington Properties. Starting prices are from AED 1.80M, offering studio and 3-bedroom homes, and handover is expected in 2028.
Buying at launch means securing the unit early on a construction-linked payment plan tied to construction milestones, with the balance due on handover. Payments are held in a RERA-regulated escrow account and released to the developer against verified build progress, the structural protection every off-plan buyer relies on. You can browse more off-plan Dubai projects by community, developer and payment plan.
Belgrave Gardens sits in Dubailand, one of the Dubai communities we track across our off-plan database. Location matters more off-plan than in a ready market, because you are buying against a master plan rather than a finished building, so connectivity, the surrounding pipeline and the developer's delivery record are worth confirming before you commit. See more off-plan projects in Dubailand.
Belgrave Gardens is developed by Ellington Properties. On any off-plan purchase the developer's track record is central, it is the difference between a rendering and a delivered home. Confirm Ellington Properties's completed projects and handover history, and review the payment schedule and escrow arrangement before reserving. Their other launches are on the developers page.
Belgrave Gardens starts from AED 1.80M on a construction-linked payment plan. As with any off-plan purchase, underwrite it on the rent a completed unit can achieve rather than on projected appreciation, and read the payment plan against your own cash flow before committing.

Starting prices are from AED 1.80M, on a construction-linked payment plan. Register your interest for the full unit-by-unit price list.
Handover is expected in 2028. Off-plan handover dates are developer estimates and can move; confirm the latest schedule before you reserve.
That depends on the entry price, the community's rental demand and your holding period. Off-plan rewards buyers who can hold through construction and into the next cycle; it punishes anyone who needs liquidity before handover. Review the numbers with a RERA-licensed advisor first.

Ellington Properties is a Dubai developer that describes itself as design-led and boutique. It is known for mid-rise residential buildings in Dubai Hills Estate, Jumeirah Lake Towers, Mohammed Bin Rashid City and Dubai South, and for a long list of project names that share the same "House", "Place" or "Gardens" naming style.
This guide is for buyers comparing Ellington with other developers. It covers who the company is, where it builds, the projects on our site, how an off-plan purchase is regulated, what Ellington has said about its latest handovers, and what to check before you sign. Every project below links to its own page.
Forbes Middle East lists 2014 as the establishment date and names Robert Booth as co-founder and Managing Director. The Ellington website names three co-founders: Robert D. Booth, Joseph Thomas and Elie Naaman, who is listed as CEO. In a May 2026 release, Joseph Thomas is quoted as co-founder.
Forbes Middle East gave a portfolio of over 1,420 completed units in its 2024 profile of Mr Booth. The company has not given us a newer total that we can open, so treat the figure as a dated snapshot. The Ellington website does not state its founding year or its head office, and we have not found an official source for its ownership structure. We therefore do not state any of those.
In search, Ellington is mostly a project name: Belgravia, Ellington House, Upper House, Wilton Park Residences or Eltiera. The company's own website lists about 63 project names in its enquiry menu, which shows how many launches share the brand. Use the table below to find the exact building.
The Ellington website says the company builds "residences for those who truly appreciate design". It adds that its decisions run from "the first principles to the last detail". That is the developer's own description. Most Ellington buildings are mid-rise blocks of studios to three-bedroom apartments, with a smaller number of townhouses, villas and plots in the villa collection.
For a buyer, the practical point is that the brand covers many different communities and price levels. A Dubai South building and a Palm Jumeirah building are both Ellington, but they are different markets. Compare the building, the area and the handover date, not the brand alone.
The Ellington website also lists projects in Ras Al Khaimah, Dubai Islands, Mina Rashid and Al Jaddaf. Forbes Middle East names Palm Jumeirah and Emirates Hills among the Dubai locations.
The table lists projects on our site whose area matches the community shown on the Ellington website. Open a link for sizes, floor plans and the current payment plan from the developer.

We list only projects where the area is confirmed by the developer. Our site also carries other Ellington projects, including The Quayside, One River Point and Ellington Beach House. Several Ellington names are close, for example Belgravia Gardens and Belgravia, or Eltiera Heights and Altiera Heights. Check the exact name and phase before you compare prices.
On 21 May 2026, Khaleej Times published an Ellington release, labelled partner content. It said Ellington had started handing over Ellington House II in Dubai Hills Estate and Arbor View in Arjan. It said Ellington House I was already complete and that Ellington House III and IV were still under construction. The release gave no unit counts.
This is the developer's own account and has not been independently verified. It covers two buildings, not the whole portfolio. Check each building you are considering against its original launch date, and see handover delays and your rights if a date moves.
The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers. Your own contract and the sales team confirm the details for a specific building.
According to the same DLD guidance, a project can be launched or announced only after the developer has completed registration and obtained the accreditation certificate. Ask to see that certificate and the project number on it before you pay a deposit. Because Ellington uses many project names, make sure the name on your SPA matches the name on the DLD record.
We could not open a payment plan that Ellington publishes on its own site, so we do not quote a structure. The May 2026 release mentions a summer offer, but it is promotional and we do not repeat its terms. Plans change from launch to launch. Ask for the offer for your exact building in writing, with every instalment date and percentage. See how off-plan payment plans work in Dubai for what each stage means.
Budget for costs outside the plan, including the registration fee in Dubai Land Department fees and annual charges in service charges and maintenance fees.
Ellington has finished buildings, such as Ellington House I, so you can see the finish, the views and the service charge bills before you decide. The choice is limited to what owners are selling.
Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Compare the off-plan price with a finished unit of the same size in the same area. See whether off-plan suits you for the questions to ask first.
The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
