Binghatti Grove is a contemporary residential tower by Binghatti Developers, rising in the heart of JVC (Jumeirah Village Circle). Blending sculptural architecture with resort-style living, the project offers one- to three-bedroom apartments, some with private pools, set above landscaped podium levels. Here are the essentials for buyers weighing this address.

What is it?

Binghatti Grove is configured with a basement, a ground floor, four podium levels for retail and parking, a dedicated amenities floor and 42 residential storeys. Apartments span one to three bedrooms, with select homes featuring private pools and skyline views. Interiors showcase Cipollino Nuvolato marble and Iris Crèma porcelain, layered in soft tones and textures for a calm, meditative feel. The amenity deck delivers children's and adult pools, open-air fitness zones, yoga areas, a basketball court, outdoor lounges and a children's playground, a complete lifestyle package held within a single address.

Why this location?

JVC (Jumeirah Village Circle) is a comfortable, dynamic community in the heart of Dubai that pairs suburban calm with city convenience. The neighbourhood is well served by more than 30 green parks with jogging paths and playgrounds, supermarkets such as Aswaaq Mart and Spinneys, JSS International School and medical centres like Right Health Karama. Circle Mall adds shops, a cinema and restaurants close to home. Positioned near Sheikh Zayed Road and Al Khail Road, JVC keeps Dubai Miracle Garden around 11 minutes away, Mall of the Emirates about 15, and Dubai Marina and Downtown roughly 20 minutes by car.

What will it cost?

Apartments at Binghatti Grove start from approximately AED 1,687,499 and reach around AED 1,699,999, with sizes spanning roughly 908 to 915 sq ft. Buyers can choose from several Binghatti payment structures, including plans with no post-handover component and a plan offering a three-year post-handover schedule, useful for spreading payments beyond completion. As with all Dubai property, expect the standard 4% Dubai Land Department transfer fee on top of the purchase price. Who is it for?

Binghatti Grove suits end-users who want a design-led home with hotel-style amenities in an established, family-friendly community, as well as investors drawn to JVC's steady rental demand and central-Dubai connectivity. The one-bedroom entry point keeps the ticket price accessible, while the three-bedroom layouts appeal to families wanting to put down roots. About Binghatti

Binghatti

Binghatti is a Dubai developer whose buildings are meant to be recognised from the street. Where most mid-rise stock in the city is interchangeable, Binghatti facades are sculpted, ribbed or twisted, and the company has put its name on branded towers with Bugatti, Mercedes-Benz and Jacob & Co. It also builds at pace and at volume, which is the fact that matters most when you are deciding whether to buy one unit among many.

What do they build?

Apartment buildings, from studios upward, aimed squarely at investors and first-time buyers, alongside a small number of branded and penthouse-led towers at the top of the range. Across the 25 Binghatti projects TRPE currently brokers, entry prices run from AED 630,000 to AED 11,299,999, and the smallest unit is 303 sq ft. That spread is the point: the same developer sells a compact studio and an eight-figure branded residence.

Where do they build?

Their work is clustered rather than spread. Of the 25 projects we hold, 11 are in Jumeirah Village Circle alone.

  • Jumeirah Village Circle: 11 projects, from AED 630,000 to AED 2,300,000
  • Al Jaddaf: 4 projects, from AED 966,874 to AED 1,449,999
  • Dubai Science Park: 3 projects, from AED 774,999 to AED 864,368
  • Business Bay: 2 projects, from AED 1,503,999 to AED 2,167,499
  • Downtown Dubai: 2 projects, from AED 1,674,999 to AED 11,299,999
  • Dubai Production City: 1 project, from AED 818,749
  • Dubai Sports City: 1 project, from AED 1,699,999
  • Jumeirah Village Triangle: 1 project, from AED 2,649,999

If you are comparing Binghatti against the alternatives, the honest comparison set is other mid-rise apartment stock in the same district rather than the developer’s own range.

What should you check before buying?

  • Service charges. A sculpted facade, a pool deck and elaborate common areas cost more to maintain than the plain block next door, and that comes out of your yield every year. Ask for the current figure per square foot, not the launch estimate.
  • How much similar stock is coming. This matters more here than with most developers. In a district where one developer is delivering several buildings of comparable units, you are competing with them at resale and at first letting.
  • Rental comparables in the same building, not the same community. Studios and one-bedrooms in one tower compete directly with each other.
  • The payment plan and the handover schedule in writing. We do not publish handover dates for these projects because we do not hold confirmed ones, and developer schedules move between releases.

Are they a safe developer to buy from?

Binghatti has completed and handed over buildings across several Dubai districts, which is the record that counts. The risks worth weighing are not about whether the building gets finished. They are about volume: a lot of similar units arriving at once in the same area, and service charges on a heavily detailed building eating into the return. Both are manageable if you go in knowing the numbers, which is what we are here to give you.
