Binghatti is a Dubai developer whose buildings are meant to be recognised from the street. Where most mid-rise stock in the city is interchangeable, Binghatti facades are sculpted, ribbed or twisted, and the company has put its name on branded towers with Bugatti, Mercedes-Benz and Jacob & Co. It also builds at pace and at volume, which is the fact that matters most when you are deciding whether to buy one unit among many.

What do they build?

Apartment buildings, from studios upward, aimed squarely at investors and first-time buyers, alongside a small number of branded and penthouse-led towers at the top of the range. Across the 25 Binghatti projects TRPE currently brokers, entry prices run from AED 630,000 to AED 11,299,999, and the smallest unit is 303 sq ft. That spread is the point: the same developer sells a compact studio and an eight-figure branded residence.

If you are comparing Binghatti against the alternatives, the honest comparison set is other mid-rise apartment stock in the same district rather than the developer’s own range.

What should you check before buying?

• Service charges. A sculpted facade, a pool deck and elaborate common areas cost more to maintain than the plain block next door, and that comes out of your yield every year. Ask for the current figure per square foot, not the launch estimate.
• How much similar stock is coming. This matters more here than with most developers. In a district where one developer is delivering several buildings of comparable units, you are competing with them at resale and at first letting.
• Rental comparables in the same building, not the same community. Studios and one-bedrooms in one tower compete directly with each other.
• The payment plan and the handover schedule in writing. We do not publish handover dates for these projects because we do not hold confirmed ones, and developer schedules move between releases.

Are they a safe developer to buy from?

Binghatti has completed and handed over buildings across several Dubai districts, which is the record that counts. The risks worth weighing are not about whether the building gets finished. They are about volume: a lot of similar units arriving at once in the same area, and service charges on a heavily detailed building eating into the return.
