About Binghatti Royale

Binghatti Royale is an off-plan development by Binghatti in Jumeirah Village Circle, Dubai. Entry price is AED 1,612,499.

Binghatti Royale is a flagship residential tower by Binghatti Developers in JVC (Jumeirah Village Circle), rising 44 floors that include a basement, ground floor, four podium levels, an amenities floor, 37 residential storeys, a technical level and a rooftop. The collection features one- to three-bedroom apartments and commercial units behind a distinctive facade of dynamic lines and signature Binghatti detailing. Interiors focus on elegance and comfort, with spacious layouts, floor-to-ceiling windows, premium finishes and a soft neutral palette.

Homes at Binghatti Royale are priced from approximately AED 1,612,499 to AED 1,974,999, with the available layouts sized around 806 sq ft. Ownership is freehold and open to buyers of all nationalities. As current pricing sits just below the AED 2 million threshold, these residences fall outside the Golden Visa property route, though their accessible price point within a landmark tower keeps them attractive to both end-users and investors seeking strong value.

The developer offers a payment plan with no post-handover component, allowing buyers to settle the balance across the construction milestones ahead of completion. Because Binghatti Royale is a Dubai project, a one-time Dubai Land Department registration fee of 4% of the purchase price applies at the point of transfer. Since the exact deposit and instalment split can vary by unit and availability, it is sensible to confirm the current schedule and any administrative charges with the sales team before reserving, ensuring the plan aligns with your budget and timeline.

JVC (Jumeirah Village Circle) is a comfortable, dynamic community in the heart of Dubai that blends suburban calm with metropolitan convenience. It offers a mix of villas, townhouses and apartments and is well developed, with over 30 green parks featuring jogging paths and playgrounds, supermarkets such as Aswaaq Mart and Spinneys, schools including JSS International School, and medical centres. Circle Mall provides shops, a cinema and restaurants close to home, while Dubai Miracle Garden sits around 11 minutes away, Mall of the Emirates about 15 minutes, and Dubai Marina and Downtown Dubai roughly 20 minutes, with Sheikh Zayed Road and Al Khail Road nearby to support both living and investment.

Binghatti Royale enhances this setting with a strong amenity offering, including a tennis court, paddle tennis and basketball courts, a gym, relaxation areas and a spa surrounded by lush gardens. Its strategic position places Circle Mall just 10 minutes away, with Dubai Marina and Burj Al Arab reachable in around 15 minutes, reinforcing the tower's appeal as a well-connected central address.

With its landmark design, resort-style facilities and competitive JVC pricing, Binghatti Royale suits investors targeting reliable rental demand and end-users who want a striking home in a proven district. About Binghatti

Binghatti

Binghatti is a Dubai developer whose buildings are meant to be recognised from the street. Where most mid-rise stock in the city is interchangeable, Binghatti facades are sculpted, ribbed or twisted, and the company has put its name on branded towers with Bugatti, Mercedes-Benz and Jacob & Co. It also builds at pace and at volume, which is the fact that matters most when you are deciding whether to buy one unit among many.

What do they build?

Apartment buildings, from studios upward, aimed squarely at investors and first-time buyers, alongside a small number of branded and penthouse-led towers at the top of the range. Across the 25 Binghatti projects TRPE currently brokers, entry prices run from AED 630,000 to AED 11,299,999, and the smallest unit is 303 sq ft. That spread is the point: the same developer sells a compact studio and an eight-figure branded residence.

Where do they build?

Their work is clustered rather than spread. Of the 25 projects we hold, 11 are in Jumeirah Village Circle alone.

  • Jumeirah Village Circle: 11 projects, from AED 630,000 to AED 2,300,000
  • Al Jaddaf: 4 projects, from AED 966,874 to AED 1,449,999
  • Dubai Science Park: 3 projects, from AED 774,999 to AED 864,368
  • Business Bay: 2 projects, from AED 1,503,999 to AED 2,167,499
  • Downtown Dubai: 2 projects, from AED 1,674,999 to AED 11,299,999
  • Dubai Production City: 1 project, from AED 818,749
  • Dubai Sports City: 1 project, from AED 1,699,999
  • Jumeirah Village Triangle: 1 project, from AED 2,649,999

If you are comparing Binghatti against the alternatives, the honest comparison set is other mid-rise apartment stock in the same district rather than the developer’s own range.

What should you check before buying?

  • Service charges. A sculpted facade, a pool deck and elaborate common areas cost more to maintain than the plain block next door, and that comes out of your yield every year. Ask for the current figure per square foot, not the launch estimate.
  • How much similar stock is coming. This matters more here than with most developers. In a district where one developer is delivering several buildings of comparable units, you are competing with them at resale and at first letting.
  • Rental comparables in the same building, not the same community. Studios and one-bedrooms in one tower compete directly with each other.
  • The payment plan and the handover schedule in writing. We do not publish handover dates for these projects because we do not hold confirmed ones, and developer schedules move between releases.

Are they a safe developer to buy from?

Binghatti has completed and handed over buildings across several Dubai districts, which is the record that counts. The risks worth weighing are not about whether the building gets finished. They are about volume: a lot of similar units arriving at once in the same area, and service charges on a heavily detailed building eating into the return. Both are manageable if you go in knowing the numbers, which is what we are here to give you.
