Jumeirah Village Circle is freehold, so buyers of any nationality can own outright. TRPE transacts on this project directly with the developer, so the price you see is the developer’s, not a resale mark-up.

We do not publish a handover date for Binghatti Orchid because we do not hold a confirmed one. Ask us and we will get the current schedule from Binghatti in writing, along with the payment terms on the release that is open now.

About Binghatti

Binghatti

Binghatti is a Dubai developer known for facades that are shaped, ribbed or angled so that a building is recognisable from the street. It builds mainly apartment buildings in the middle of the city, and it has also put its name on a small group of branded towers with Bugatti, Mercedes-Benz and Jacob and Co.

This guide is for buyers who are comparing Binghatti with other developers. It covers who is behind the company, where it builds, the projects on our site, how an off-plan purchase is regulated in Dubai, what Binghatti has said about its 2025 handovers, and what to check before you sign. Every project below links to its own page.

Who Binghatti is

According to the About Us page on its own website, Binghatti was founded in 2008 by Dr Hussain BinGhatti, who named the company after his late father, Ghatti Bin Ghaeb. The page lists Muhammad BinGhatti as Chairman and Ahmed BinGhatti as Vice-Chairman. Its contact section gives an address on Sheikh Zayed Road, Dubai. The page does not say whether the company is listed, and we have not found a source for that, so we do not state it.

The same page lists design awards from 2017 and 2018, including the MENA Green Building Awards, the Cityscape Awards and the Arabian Property Awards. Awards describe design and marketing. They are not a measure of delivery, so read the handover section below as well.

Searches for Binghatti are mostly for the name alone and for project names such as Binghatti Crystals, Binghatti Gate or Binghatti Stars. If the exact name you want is not on our list, our off-plan projects page shows what is currently released.

Where Binghatti builds

The Binghatti website groups its projects by area. The main ones are listed below, with our pages for each.

Many Binghatti buildings are sold as studios and one-bedroom apartments in a mid-rise block. In that kind of building the unit you choose matters more than the badge, because several similar blocks often stand within a few streets of each other. Compare floor, view and size, not just the headline price.

Branded towers

Three of the projects above carry another brand's name: Bugatti Residences by Binghatti, Burj Binghatti Jacob and Co Residences and Mercedes-Benz Places. On its website Binghatti lists these as branded collections. If you are considering one, ask in writing what the brand licence covers, which services and fittings come with it, and who manages the building after handover. The regulation that protects your payments is the same as for any other off-plan building.

Binghatti handovers, from its own announcements

On 16 October 2025 Binghatti published a release, carried by Khaleej Times as partner content, saying it had completed seven projects so far that year. It said these were more than 20% of all new project completions in Dubai year to date, citing Property Monitor data. The same release said it had sold nearly 12,000 residential units year to date (ranking data from DXB Interact) and launched 13 new projects with a combined gross development value of about AED 12.28 billion.

This is the developer's own account, and the release does not name the seven buildings. Use it as a sign of volume, then check the buildings you care about. For each one, compare the handover date in the original SPA with the date the building completed. Our guide to handover delays and your rights sets out what you can do if a date moves.

How buying off-plan from Binghatti works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Binghatti sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD Oqood system. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD says all amounts collected from off-plan buyers are deposited in a project escrow account, opened with a bank that is licensed by the Central Bank and approved by RERA.
  5. Funds are released against construction. The trustee bank's engineer verifies completed milestones before money is paid out. The DLD also states that only 5% of total sales can be spent on project marketing.
  6. Retention after completion. The DLD says 5% of the amount paid into escrow is retained for one year after completion.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. Binghatti does not publish a payment plan structure on its website, so the plan comes from the sales offer for your exact building.

Payment plans and costs

Binghatti's website does not publish a standard payment plan, and plans differ between launches. We therefore do not quote one. Get the current offer for your building in writing, with the dates and percentages of every instalment, and read how off-plan payment plans work in Dubai to see what each stage means.

Add the costs that sit outside the plan. Our guides to Dubai Land Department fees and hidden costs of buying property in Dubai list them.

What to check before buying a Binghatti property

  • RERA project number and escrow account. Both should be on your SPA and match the DLD record.
  • The handover clause. Is it a date, a quarter or a range, and what is the grace period?
  • The unit. Number, floor, size and the floor plan attached to the contract. See BUA and suite area on a floor plan.
  • Service charges. A new building has no history. Ask for the rate in a comparable finished building. See how to check service charges.
  • Nearby supply. Count how many similar buildings are being released in the same area.

Off-plan or a finished Binghatti home

Binghatti releases many buildings in the same few areas, so there is often a finished building close to an off-plan one. In a finished building you can see the facade, the corridors, the lifts and the service charge bills, and you can compare real units. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.

How Binghatti compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and it says nothing about quality.
