About Binghatti Phoenix

Binghatti Phoenix is a completed development by Binghatti in Jumeirah Village Circle, Dubai. Entry price is AED 10,276,102.

Binghatti Phoenix is a freehold luxury project by Binghatti Developers in the vibrant Jumeirah Village Circle (JVC) district of Dubai. Distinguished by its circular form and interwoven balconies, the tower offers royal apartments with private pools alongside one- and three-bedroom residences, blending traditional Middle Eastern and modern design into a genuine architectural landmark.

What is it?

The development comprises a basement level, a ground floor, a four-level podium, upper residential floors and a rooftop. Its circular shape, panoramic windows and glass-railed, interlaced balconies give it a sculptural presence, while interiors use high-quality materials to balance luxury and comfort. Standout homes include royal apartments with private pools. The four-storey podium delivers world-class amenities, from a rooftop infinity pool with lounge areas and a tennis court to a children's play area with its own pool, green leisure spaces, commercial outlets and parking.

Why this location?

Jumeirah Village Circle is a comfortable, dynamic neighbourhood in the heart of Dubai that unites suburban tranquillity with city convenience. It offers more than 30 green parks with jogging paths and playgrounds, supermarkets such as Aswaaq Mart and Spinneys, schools including JSS International School, and medical centres like Right Health Karama. Circle Mall adds shops, a cinema and restaurants just five minutes away, with Gems British Academy also nearby. Mall of the Emirates, Dubai Marina and Burj Al Arab are around 10 minutes away, while Burj Khalifa and Dubai Mall are about 12 minutes, aided by proximity to Sheikh Zayed Road and Al Khail Road.

What will it cost?

Prices range from AED 10,276,102 to AED 14,518,594, with sizes from roughly 3,013 to 4,211 sq ft, placing Binghatti Phoenix at the premium end of the JVC market. As every home sits well above the AED 2 million threshold, buyers may qualify for the UAE Golden Visa. The project is offered on a payment plan without post-handover instalments, and as a Dubai purchase the standard 4% Dubai Land Department registration fee applies at transfer and should be built into the budget.

Who is it for?

With its landmark architecture, private-pool residences and generous floor areas, Binghatti Phoenix targets buyers seeking a statement luxury home and investors after a distinctive, high-value asset with Golden Visa eligibility in a central Dubai community. The royal apartments with private pools and expansive one- and three-bedroom layouts suit those who prioritise space, exclusivity and standout design over a conventional apartment format. For investors, the combination of a recognisable Binghatti address, premium amenities and a prime JVC position offers both trophy-asset appeal and a foundation for long-term capital performance, while the podium's tennis court, infinity pool and leisure spaces enrich everyday living.

About Binghatti

Binghatti

Binghatti is a Dubai developer whose buildings are meant to be recognised from the street. Where most mid-rise stock in the city is interchangeable, Binghatti facades are sculpted, ribbed or twisted, and the company has put its name on branded towers with Bugatti, Mercedes-Benz and Jacob & Co. It also builds at pace and at volume, which is the fact that matters most when you are deciding whether to buy one unit among many.

What do they build?

Apartment buildings, from studios upward, aimed squarely at investors and first-time buyers, alongside a small number of branded and penthouse-led towers at the top of the range. Across the 25 Binghatti projects TRPE currently brokers, entry prices run from AED 630,000 to AED 11,299,999, and the smallest unit is 303 sq ft. That spread is the point: the same developer sells a compact studio and an eight-figure branded residence.

Where do they build?

Their work is clustered rather than spread. Of the 25 projects we hold, 11 are in Jumeirah Village Circle alone.

  • Jumeirah Village Circle: 11 projects, from AED 630,000 to AED 2,300,000
  • Al Jaddaf: 4 projects, from AED 966,874 to AED 1,449,999
  • Dubai Science Park: 3 projects, from AED 774,999 to AED 864,368
  • Business Bay: 2 projects, from AED 1,503,999 to AED 2,167,499
  • Downtown Dubai: 2 projects, from AED 1,674,999 to AED 11,299,999
  • Dubai Production City: 1 project, from AED 818,749
  • Dubai Sports City: 1 project, from AED 1,699,999
  • Jumeirah Village Triangle: 1 project, from AED 2,649,999

If you are comparing Binghatti against the alternatives, the honest comparison set is other mid-rise apartment stock in the same district rather than the developer’s own range.

What should you check before buying?

  • Service charges. A sculpted facade, a pool deck and elaborate common areas cost more to maintain than the plain block next door, and that comes out of your yield every year. Ask for the current figure per square foot, not the launch estimate.
  • How much similar stock is coming. This matters more here than with most developers. In a district where one developer is delivering several buildings of comparable units, you are competing with them at resale and at first letting.
  • Rental comparables in the same building, not the same community. Studios and one-bedrooms in one tower compete directly with each other.
  • The payment plan and the handover schedule in writing. We do not publish handover dates for these projects because we do not hold confirmed ones, and developer schedules move between releases.

Are they a safe developer to buy from?

Binghatti has completed and handed over buildings across several Dubai districts, which is the record that counts. The risks worth weighing are not about whether the building gets finished. They are about volume: a lot of similar units arriving at once in the same area, and service charges on a heavily detailed building eating into the return. Both are manageable if you go in knowing the numbers, which is what we are here to give you.
