About Cove Edition 5

Cove Edition 5 is an off-plan development by Imtiaz Developments in Dubai Land, Dubai. Entry price is AED 738,705.

Cove Edition 5 is a contemporary residential building by Imtiaz Developments in Dubailand Residence Complex, Dubai. Offering fully furnished homes at accessible price points, it is aimed squarely at buyers and investors who want a move-in-ready address in a fast-growing, value-driven part of the city.

What is it?

Cove Edition 5 offers fully furnished studios and one- and two-bedroom apartments across a configuration of two parking floors, a ground floor, eleven residential levels and a rooftop. The architecture is clean and contemporary, with elegant lines and a graceful silhouette, while spacious, light-filled interiors carry refined finishes and modern conveniences. Residents share an appealing amenity set, including a rooftop infinity pool with panoramic Dubai views, an outdoor dining and barbecue area, chill-out and social spaces, a children's play area, a clubhouse and a gym. As furnished homes, the units are ready to occupy or rent from day one, removing the time and cost of fitting out. The eleven-storey format above two parking levels keeps the building manageable in scale, and the contemporary design language, with its elegant lines and light-filled interiors, gives the residences a polished feel that belies their accessible price.

Why this location?

Dubailand Residence Complex is a neighbourhood rapidly gaining popularity for its affordability and quality of life. It offers a range of entertainment and shopping options as well as gyms, and its strategic position close to major roads keeps the rest of Dubai within easy reach. The community draws a varied audience, families with children, young professionals and expatriates, and is served by Aquila School, medical clinics, supermarkets and restaurants. Proximity to attractions such as Dubai Miracle Garden and IMG Worlds of Adventure adds to its appeal. From Cove Edition 5, Dubai Outlet Mall and Academic City are about 5 minutes away and Global Village roughly 10 minutes.

What will it cost?

Cove Edition 5 is priced from approximately AED 738,705 to AED 768,225, with compact, efficient homes of about 372 to 394 sq ft, an accessible entry into Dubai ownership. Two payment plans are available: the first extends instalments across three years post-handover, easing cash flow beyond completion, while the second carries no post-handover component. The units are freehold. As a Dubai purchase, the standard 4% Dubai Land Department registration fee applies. For the current price list and plan terms, enquire through offplans.com.

Who is it for?

With low entry prices and furnished, ready-to-let interiors, Cove Edition 5 is a natural fit for first-time buyers, young professionals and buy-to-let investors chasing yield in an affordable, well-connected district. The three-year post-handover option lowers the upfront burden, while studios and one-bedroom homes suit singles and couples and two-bedroom units work for small families. About Imtiaz Developments

Imtiaz Developments is one of the larger developers on our books, with 23 projects across 7 Dubai communities. That volume is worth understanding before you buy: it means comparable stock, and comparable stock caps resale.

What do they build?

We list 23 projects from AED 649,000 up to AED 8,479,332. 2 of them have already handed over, so those are a finished building rather than an off-plan purchase. Handover on the ones still building runs to 2029.

Where do they build?

What should you check before buying?

  • How much of their own stock competes with yours. A developer selling many similar units in the same district is your competition on resale as well as your seller.
  • The handover date in writing, in the sale contract rather than the brochure. Published dates move, and a date already past is a warning rather than a detail.
  • For the completed stock, the service charge history rather than the current rate, and whether any arrears are outstanding. Arrears follow the property.
  • The escrow account. Off-plan payments in Dubai go into a RERA regulated escrow and are released against verified construction progress. Confirm the account before paying anything.
  • Their delivery record. Ask what handover dates they announced on their last completed projects and when those actually handed over. That comparison tells you more than any brochure.

You can see every project we hold from Imtiaz Developments on this page. To compare them against what else is available, browse off-plan projects and Dubai communities, or ask us which is actually worth buying.
