About Haven

Haven is an off-plan development by Aldar Properties in Dubai Marina, Dubai. Entry price is AED 3,300,000.

Haven by Aldar is a gated villa-and-townhouse community in Dubailand, with homes priced from AED 3.3 million to AED 4.6 million and internal areas spanning roughly 1,814 to 3,263 sq ft. The freehold collection pairs three- and four-bedroom townhouses with three- to five-bedroom villas and larger four- to six-bedroom premium villas, giving growing families room to scale, with the handover date still to be confirmed.

Designed around a sense of calm, Haven leans on minimalist architecture softened by natural materials, with floor-to-ceiling windows framing landscaped greenery for privacy and light. At its centre sits a lagoon fed by streams, ringed by zen gardens, a floating clubhouse, a park and picnic spots, plus walking and cycling paths. Everyday life is supported by an on-site shopping centre, mosque, sports courts, a wellness centre with swimming pools, and dedicated children's facilities including nurseries, a kindergarten, a school, a play area and a treehouse. Concierge, home-maintenance, car-wash and nanny services round out a resort-style offering.

Aldar has not published a fixed instalment schedule for this release, so buyers should confirm the current terms directly before reserving. Off-plan purchases in Dubai typically follow construction-linked milestones, with buyer funds held in a RERA-regulated escrow account and the unit registered via Oqood until handover. Budget for the one-time 4% Dubai Land Department transfer fee on top of the purchase price. Because plans are periodically refreshed for each phase, requesting the latest breakdown ensures your cash-flow expectations match what the developer is actually offering.

Haven sits within Dubailand, one of Dubai's largest master-planned corridors on the city's expanding southern side. The location trades the density of the coastal districts for space and greenery while keeping the wider city within easy reach: Expo City and Al Maktoum International Airport are around 15 minutes away, and Dubai Marina and the Burj Khalifa are roughly 20 minutes by car via the surrounding highway network. Dubailand has grown into a family-focused belt of villa communities, schools, retail and leisure attractions, making it a practical base for households that want room to breathe without sacrificing connectivity to Downtown or the beaches.

With villa stock in short supply relative to demand, master-community townhouses and villas have shown resilient end-user appeal and steady rental interest. Every home here clears the AED 2 million threshold that qualifies buyers for the UAE's 10-year Golden Visa, adding a residency incentive for overseas purchasers. Buying off-plan also lets investors enter at launch pricing and stage payments through construction ahead of completion.

About Aldar Properties

Aldar Properties

Aldar Properties is Abu Dhabi's largest developer, the company behind Yas Island and much of Saadiyat, and it has expanded into Dubai in recent years. It is listed and partly government linked, which makes it one of the more institutionally solid names in the market.

What do they build?

Master communities and large residential schemes across apartments, townhouses and villas, generally at the upper-middle of the market and with a strong amenity and schools focus.

Where do they build?

Predominantly Abu Dhabi, on Yas Island, Saadiyat Island, Al Reem and Al Ghadeer. Their Dubai presence is newer and smaller, so if you are looking at an Aldar project in Dubai you are looking at one of relatively few.

What should you check before buying?

  • Whether Abu Dhabi or Dubai is the right market for you at all. If the project is in Abu Dhabi, the rental market, the tenant pool and the resale dynamics are different from Dubai's, and Dubai comparables will mislead you.
  • Freehold status. Ownership rules differ between the emirates and by district. Confirm what you would actually hold.
  • The commute, honestly. An Abu Dhabi purchase with a Dubai job is a long daily drive.
  • Service charges and community fees for the specific scheme.

Are they a safe developer to buy from?

Institutionally, one of the strongest names available. The question is almost never whether Aldar delivers. It is whether the location suits your life, and for a Dubai based buyer that deserves an honest answer before anything else.
