About Laurel

Laurel is an off-plan development by Meraas in Sheikh Zayed Road, Dubai. Entry price is AED 3,670,000.

Laurel by Meraas is the fifth phase of the acclaimed Central Park development at City Walk. The release brings more than 200 residences to market, ranging from one- to four-bedroom apartments to two exclusive penthouses, all finished to a high standard with spacious layouts. Every home enjoys one or more balconies overlooking the surrounding park, while larger three- and four-bedroom apartments, and some two-bedroom homes, include a staff room with en-suite bathroom. Architecture and green space blend in Central Park's signature style.

Apartments at Laurel are priced from AED 3,670,000, with homes measuring around 1,257 sq ft. Because prices exceed AED 2 million, buyers qualify for the UAE's 10-year Golden Visa, combining a park-facing City Walk residence with long-term residency for the owner and their family under freehold ownership. It is an appealing proposition for both end users and investors seeking a central, amenity-led address.

A detailed payment plan for Laurel has not yet been published. In keeping with its Central Park phases, Meraas typically ties instalments to construction milestones, and we will confirm the full schedule, reservation deposit and handover terms as they are released. Buyers should also include the 4% Dubai Land Department registration fee, charged on the property value at transfer, when planning their budget. Our consultants can outline the anticipated payment structure, provide the current price list and reserve your preferred layout ahead of the wider launch.

City Walk is a modern, stylish district in the heart of Dubai that combines residential, commercial and entertainment life in a walkable setting. Contemporary architecture meets cosy pedestrian streets, landscaped squares and public art, with fashionable boutiques, fine-dining restaurants, cafes and chic shopping plazas featuring local and global brands. The area also offers fitness clubs, cinemas, bowling and playgrounds, and comes alive in the evenings with concerts, festivals and cultural events. Laurel sits close to Sheikh Zayed Road, placing Business Bay, Za'abeel and Dubai International Airport within around 20 minutes, with metro and bus links nearby.

The amenity offering is genuinely comprehensive, spanning swimming pools and water playgrounds, a children's playground, a park, a jogging track, a dog park, tennis and squash courts, a basketball court, an outdoor gym and fitness station, a spa and sauna, yoga and meditation areas, dining and retail outlets, banquet facilities and outdoor barbecue areas. With its park outlook and one- to four-bedroom range, Laurel suits families and professionals who want green, community-focused living in a genuinely central location. The generous layouts and staff rooms appeal to larger households, while Golden Visa eligibility and City Walk's strong rental profile make it a considered choice for investors.

About Meraas

Meraas

Meraas is a Dubai government linked developer, now part of Dubai Holding, and it builds differently from most of the market. Its projects are destinations first and residential second: City Walk, La Mer, Bluewaters and Dubai Design District were conceived as places people visit, with homes attached.

What do they build?

Low rise and mid rise apartments in walkable, heavily curated districts, usually with retail and food and beverage at ground level. Very little of it is standard tower stock. We are currently marketing 3 completed Meraas properties from AED 100,000.

Where do they build?

  • City Walk: 3 properties

City Walk, Bluewaters, La Mer, Port de La Mer, Jumeirah Bay and Design District are the names to know. They are central, walkable and priced accordingly.

What should you check before buying?

  • Whether you want to live in a destination. The footfall that makes these districts attractive also means weekend crowds outside your building. Some buyers love it. Visit on a Friday evening before deciding.
  • Service charges. Curated public realm, landscaping and retail management are expensive, and residential owners carry a share.
  • Short let permissions if that is your plan. These districts suit holiday letting and not every building allows it. Confirm in writing.
  • Which aspect. Facing the promenade is louder and lets better. Facing away is quieter and cheaper.

Are they a safe developer to buy from?

Among the safest in Dubai on delivery, given the ownership. The real question is fit rather than risk: these are specific places with a specific character, and they suit a certain buyer very well and another buyer not at all.
