Marquis Elegance

Marquis Developers is a Dubai developer of mid-rise apartment buildings, most of them in Arjan. Its projects carry the Marquis name: 2020 Marquis, Marquis Signature, Marquis Galleria, Marquis Elegance, Marquis Insignia, Marquis One, Marquis Vista and Marquis Horizon.

This guide is for buyers comparing Marquis with other developers. It covers who runs the company, each project and its stage as the developer or the press has reported it, the Marquis projects on our site, how an off-plan purchase is regulated, and what to check before you sign. Every fact comes from the Marquis website, dated news reports or official guidance.

Who Marquis Developers is

Gulf News, in a report dated 21 June 2024, describes Marquis as a Dubai-based developer specialising in luxury family residences. The same report and a Khaleej Times article from August 2025 name PB Navas Khan as Chairman and Mezuk Mohamad as Managing Director. The Marquis website lists both, with Nashwa Navas as Executive Director.

In both reports the company describes itself as Shariah-compliant and debt-free. That is the company's own statement. We have not found a source we can open on its founding year, ownership or listing status, so we do not state them. Its website is marquisdevelopers.com.

People search for the company as "Marquis developer", "Marquis developers Dubai" and simply "Marquis". Marquise Square Tower in Business Bay is a different building by a different developer, SRG Holding, and is listed separately on our Marquise Square Tower page.

Marquis projects and their stage

The table combines the Marquis website with dated news. The year column is the year the developer's milestones page gives for each project.

Khaleej Times reported in August 2025 that Marquis had delivered two of its six earlier projects, 2020 Marquis and Marquis Signature, with 630 homes in development and 250 units due for handover between Q4 2025 and Q1 2026. The Marquis website now places Galleria, Elegance and Insignia in its completed collection. Some listings, including ours, may still show these buildings as off-plan, so ask whether a unit is ready or still under construction before you compare prices.

Handovers, from dated reports

• 2020 Marquis. The Marquis website describes it as a nine-storey building. It says the project received a "Top 10 Projects of 2021: Speed of Construction" award from the Real Estate Registration and Services Sector. In the June 2024 Gulf News report, the Managing Director said the building was delivered during the COVID-19 pandemic.
• Marquis Signature. Gulf News reported on 21 June 2024 that Marquis had begun handing over 91 residential and commercial units in Arjan. The ceremony was attended by Marwan Bin Ghalita, Director General of the Dubai Land Department. The company said the project was completed on time.
• Galleria, Elegance and Insignia. We found no dated handover report for these three. The developer's site lists them as completed.

These are mostly the developer's own accounts. Marquis does not publish original and actual dates side by side. If a date moves after you sign, read handover delays and your rights.

Marquis One, the largest launch so far

Khaleej Times reported in August 2025 that Marquis One is the company's seventh project and its largest. The 22-storey tower in Arjan is planned to deliver more than 480 homes, from studios to two-bedroom apartments, with completion in 2028. It is the first Marquis project with studios. The report says some units are kept as guest suites that residents can book for visiting family.

The Marquis buildings in more detail

The Marquis website and our project pages describe each building as follows. Ask for the current floor plans, because layouts can change between releases.

• Marquis Signature. The developer describes smart homes that are fully furnished and controlled from a mobile app.
• Marquis Galleria. The developer calls it a "Gallery of Amenities". Our listing describes a nine-storey building in two wings around a shared courtyard, with one to three-bedroom apartments.
• Marquis Elegance. Our listing describes a 17-storey building with one to three-bedroom apartments, podium parking and a rooftop pool. Three-bedroom apartments have a pool on the balcony.
• Marquis Insignia. Our listing gives parking on a raised podium, nine residential floors and amenities on the roof.
• Marquis Vista. Our listing gives a basement, a ground floor, a podium level with amenities, nine residential floors and a rooftop infinity pool, with studios, one and two-bedroom apartments.

On its communities page, Marquis describes Arjan as a freehold community in Dubailand near Dubai Miracle Garden and the Butterfly Garden, and Dubai Land Residence Complex as close to Sheikh Mohammed Bin Zayed Road. Our guide to Arjan properties for sale covers what is on the market there.

Off-plan or a finished Marquis home

Marquis has finished buildings in Arjan, so you can visit one before you decide. In a finished building you can see the unit, the finish, the view and the service charge bills, and you can move in or rent it out straight away. The choice is limited to what owners are selling.

Off-plan, such as Marquis One or Marquis Vista, gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the result can differ a little from the brochure. Compare the off-plan price with a finished unit of the same size nearby. If your plans change, read selling an off-plan property before handover.

How buying off-plan from Marquis works

The rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers.

1. Reserve a unit and pay the booking deposit. Ask in writing whether it is refundable.
2. Sign the sale and purchase agreement (SPA). It sets the price, the schedule and the handover date.
3. Registration on Oqood. The DLD's self-registration system records off-plan sales. See the title deed and Oqood explained.
4. Payments go into escrow. The DLD describes the escrow account as the project's bank account for money from off-plan buyers.
5. Marketing spend is capped. Only 5% of total sales can be paid out of escrow for marketing, according to the DLD.
6. Retention after completion. The DLD says 5% of the escrow total is held for one year after completion as a guarantee for defects.

The DLD also says a project can be launched or announced only after registration and the accreditation certificate. Ask for the RERA project number before you pay.

Payment plans

Marquis has described two plans in dated reports. For Marquis Signature, Gulf News reported in June 2024 a 60:40 plan: 60% during construction and 40% on handover. For Marquis One, Khaleej Times reported in August 2025 that most of the price is spread across construction, with the rest due on handover, but gave no percentages. What to check before buying a Marquis property

• Ready or off-plan. Several Marquis buildings are now listed as completed by the developer. Confirm the status of your building.
• RERA project number and escrow account. See how to check a developer.
• The handover clause. A date or a quarter, and any grace period.
• The unit. Number, floor, size and plan. See BUA and suite area on a floor plan.
• Service charges. In a finished Marquis building you can ask for the current rate. See how to check service charges.
